中文摘要: | 摘要 2005年到2015年,是我国房地产发展的黄金时期,这一时期,大量的新楼盘、商业地产快速发展起来,拉动最大的就是物业管理行业,物业管理不但关系到房地产公司的品牌,而且与业主生活息息相关,物业管理公司在房地产发展的大背景下,极大的扩张自身业务,市场扩张的同时,很多时候内部管理,内部控制跟不上发展的步伐,从而导致更大的经营风险。从物业公司的性质和特点来看,物业管理公司面临的主要风险有:市场风险、项目风险、劳资纠纷、服务过程中由于非正常现象导致的突发风险。比如,偷盗、火灾等。虽然物业管理公司有一套完整的流程,但是在执行过程中却难以有效落实,主要是由于监管不到位,人员素质相对较低,服务区域面积大,难控制。各种突发的,预料之外的风险加大了物业公司额外投资,从而降低了物业公司盈利能力。甚至出现亏损。因此有必要对物业公司的风险管理进行探讨。 本文以兴业源物业公司为研究对象,首先对国内外风险管理的理论进行论述,其次分析该企业在物业管理过程中的特点。结合风险管理理论,对兴业源物业公司开展调查讨论。明确兴业源物业公司经营中存在的风险,具体将其分为几类:人力资源管理风险、财务管理风险、物业项目服务风险、外包服务过程存在的风险、政策法律风险。同时以新COSO-ERM框架为基础对兴业源物业公司当前的风险管理现状进行讨论,分析总结兴业源物业公司风险管理存在的问题与不足。指出企业风险治理模式和文化建设不完善、战略目标与风险管理衔接性不强、风险的识别及评估和响应不科学、控制活动与风险管理不相适应、信息来源渠道过窄且有效沟通缺失、动态全面及时的监控措施不完善等问题。最后从新COSO-ERM框架的5个方面,20条原则出发,提出兴业源物业公司风险管理的对策建议。本文将对物业管理企业进行有效的风险管理提供指导和借鉴作用,在理论和实践中具有十分重要的意义。 关键词:物业管理;物业管理风险;风险管理 | |
英文摘要: | Abstract From 2005 to 2015, it was the golden period of real estate development in China. In this period, a large number of new buildings and commercial real estate developed rapidly. The biggest driving force was the property management industry. Property management not only related to the brand of Real Estate Company, but also related to the life interest of the owners, and the Property Management Company in the real estate development. Under the big background, the expansion of its own business, the expansion of the market at the same time, many times internal management, internal control can not keep up with the pace of development, thus leading to greater business risk. From the nature and characteristics of the property company, the main risks faced by the Property Management Company are market risk, project risk, labor dispute, and the unexpected risk caused by abnormal phenomena in the service process. For example, theft, fire, etc. Although the logistics management company has a complete set of processes, but in the process of implementation, it is difficult to effectively implement, mainly due to the lack of supervision, the quality of personnel is relatively low, the area of service area is large and difficult to control. All kinds of unexpected and unexpected risks have increased the extra investment of property companies, thereby reducing the profitability of property companies. There is even a loss. Therefore, there is graduation to discuss the risk management of property company. This thesis, taking Xingye source property company as the research object, first discusses the theory of risk management at home and abroad, and then analyzes the characteristics of the enterprise in the process of property management. Combined with risk management theory, we investigate and discuss Xingye yuan property company. The risks in the operation of Xingye source property company are clearly divided into several categories: the risk of human resource management, the risk of financial management, the risk of the service of the property project, the risk of the outsourcing service process and the legal risk of policy. At the same time, based on the new COSO-ERM framework, the current risk management status of Xingye source property company is discussed, and the problems and shortcomings of the risk management of Xingye source property company are analyzed and summarized. The problems of enterprise risk management model and cultural construction are not perfect, the cohesion of strategic target and risk management is not strong, risk identification and evaluation and response are not scientific, control activities and risk management are not adaptable, information sources are too narrow and effective communication is missing, and the dynamic and timely monitoring measures are not perfect. Finally, starting from the 5 aspects and 20 principles of the new COSO-ERM framework, the thesis puts forward the countermeasures and suggestions for risk management of Xingye yuan property company. This article will provide guidance and reference for effective risk management of property management enterprises, which is of great significance in theory and practice.
