中文摘要：	摘要 国民经济的不断腾飞却给各地，尤其是相对发达地区带来了众多外来人口，这些青壮年要解决住房问题，城市化的进程也带来大量的新城市人口。国内房屋租售比严重失调，房价高企，中央多次提出的“房住不炒”，种种因素促使长期租赁成了非发展不可的市场。长租公寓在国外是很成熟的产业，而在国内尚处于发展的初期阶段，其前景光明与否还需要理论论证和实践检验。为实现这一既定目标，就必须对整个产业环境进行细致分析，而要分析长租公寓行业，就必须选取典型。这种社会关怀和行业趋势是本文的主要选题意义。 在此基础上，本文基本确立研究内容。笔者选定A公司作为主要研究对象，在专业理论框架内对其经营的指标进行分解。本文的研究旨在指导A公司的业务发展，在分析整个市场发展前景和各经营者共性的基础上，爬梳A公司的业务操办细节，能够比较完备的还原其业务发展轨迹，进而对其进一步发展提供实践指导。在综述学界研究成果的基础上，回顾经常为业内学者所用的理论，并取其中符合本文主要研究对象实际的部分作为本文的理论框架。本文逐步分析这一市场的范畴和主要运营模式，初步确定A公司在整个市场中的定位以及市场的未来潜力；在前文的基础上，再通过对长租公寓市场未来前景的解析，首先探寻其中政策、经济等因素的影响，进而找出市场的需求趋势与利润特性，以五力理论确立这一市场的利润是稳定的、可预见的，进而为A公司针对市场利润收益实际来经营提供论证基础。最后根据A公司的实际和市场发展的趋势，对其业务选择进行全方位分析，着重发挥企业竞争优势，找出其以往经营中的不足。 本文的研究价值主要存在于两个层面。在理论方面发展了五力理论，进一步拓展了经营管理模型在新型产业领域的应用，得出长租公寓有广阔发展前景的结论。在实践层面，本文通过对A公司以及长租市场的全面分析，能够指导该企业的实践，使之在经营领域、思想认识上实现创新，为开创更加符合市场需求、企业发展的经营模式提供参考。 关键词：长租公寓，业务趋势，业务选择，房屋租赁
英文摘要：	Abstract The continuous development of the national economy has brought many foreign population to various places, especially the relatively developed areas. These young and young people are to solve the housing problem, and the process of urbanization also brings a large number of city population. The domestic housing lease ratio is serious imbalance, the house price is high, the central government has repeatedly put forward the "house and live does not stir fry", all sorts of factors make the long-term lease become the non development market. Long rental apartment is a mature industry in foreign countries, and is still in the initial stage of development in China. Its bright future needs theoretical proof and practical examination. To achieve this goal, we must make a detailed analysis of the whole industrial environment. This social concern and industry trend are the main topics of this article. On this basis, this article basically establishes the research content. The author chooses A company as the main research object and decomposes its operational indicators within the framework of professional theory. The purpose of this study is to guide the business development of A company. On the basis of analyzing the development prospect of the whole market and the commonness of all the operators, the business operation details of A company can be combed, and the trajectory of its business development can be completely restored, and then the practical guidance for its further development is provided. On the basis of the research achievements of the review, the theory which is often used by the scholars in the industry is reviewed and the theoretical framework of this paper is taken in accordance with the actual parts of the main object of this study. This paper analyzes the category and main operation mode of this market gradually, and preliminarily determines the positioning of A company in the whole market and the future potential of the market. On the basis of the previous article, through the analysis of the future prospect of the long rented apartment market, we first explore the influence of the policy and economic factors, and then find the demand of the market. The characteristics of trend and profit are stable and predictable by the theory of five forces to establish the profit of the market, and then provide the basis for A company to demonstrate the actual operation of the profit and profit of the market. In the end, according to the actual and market trend of A company, a comprehensive analysis of its business selection is carried out, and the competitive advantage of the enterprise is emphasized and its shortcomings in the past are found. The research value of this paper mainly exists in two aspects. The theory of "five forces" has been developed in theory, which further expands the application of management model in the new industrial field, and draws a conclusion that the long rented apartment has a broad prospect of development. On the practical level, through a comprehensive analysis of the A company and the long rented market, this paper can guide the practice of the enterprise so as to make it innovative in the field of management and ideology, and provide a reference for creating a business model that is more in line with the market demand and the development of the enterprise.
