| 中文摘要: | 摘要 随着我国改革步伐的加快和经济持续增长,我国住宅类房地产开发行业得到了空前的发展,在我国国民经济中已经成为了极其重要的部分,吸引了大量资金,从而加速了我国住宅类房地产的发展。住宅类房地产行业有着三高的特点,即高投入、高风险、高收益。但是,过分对该行业的投资必将会引起一场房产泡沫的产生,相应的项目开发过程中的风险就会迅速扩大。一方面,住宅类房地产行业具有专业性、复合性及综合性比较强的特点,相对于其它行业来说,住宅类房地产项目的开发过程中同时还具有投资金额巨大、投资周期长等特点,难以预知的因素比较多;另一方面,由于我国住宅类房地产公司的风险识别能力和防范意识还是比较弱,这在一定程度上也增加了住宅类房地产项目的投资风险。所以,投资住宅类房地产的需要对住宅类房地产项目的风险加以管理与控制,最大化降低投资风险,才能获得更多的利益。 本文正是基于以上几点,从住宅类房地产项目投资者的角度,以具体的住宅类房地产项目威尼斯城工程为案例进行投资风险管理分析,以对风险的管控过程为基础,全面对威尼斯城项目进行风险鉴别、有效评估、积极应对等深入分析,介绍其风险防范的过程及存在的问题,通过对风险识别、风险评估、风险控制构建模型进行实践分析,通过模型的实践分析对住宅类房地产开发项目的投资风险实施管控。本研究对于住宅类房地产开发项目的风险管理具有一定的价值和意义。首先,企业在进行生产经营过程中通过风险管理以实现生产环节的安全,促使企业决策能够合理化、科学化,提高经济效益,实现经营目标;其次通过风险管理实现资源的合理配置,缓解潜在的风险损失,促进经济的发展,给社会带来稳定健康的生活环境,对于整个经济体系都有一定的积极作用。 | |
