中文摘要: | 随着国内经济的快速增长,房地产行业得到蓬勃发展,近年来已经成为国民经济的支柱产业,为经济繁荣做出了重大贡献。房地产行业的特点是投资大并且建设周期较长,容易受到国家宏观政策调控、经济发展水平及消费水平等诸多不确定因素的影响,而一旦出现投资决策失误,从而盲目开工建设,势必会给开发商带来巨大的经济损失,同时也会给社会资源造成严重的浪费。为规避上述风险,房地产投资前的评估研究应运而生,现在诸多企业已经认识到该分析研究的重要性,在实际工作中也越来越多地运用投资前的评估研究,以给项目的正确决策提供理论依据。 本论文通过运用项目管理、项目评估、市场营销、财务管理、风险分析等多学科的知识,立足实际情况,对NN集团在营口市的YY项目进行了相关投资前的评估研究。具体分为项目投资环境分析,包括项目所在地辽宁营口的宏观经济环境分析,房地产市场需求环境分析(主要进行市场需求调查、运用五力模型分析法进行市场竞争环境分析、并对YY项目作了详细的客群分析和项目SWOT分析,并在此基础上确定了产品定位),项目资源供给情况分析(主要分析了土地、资金、人力资源情况),然后又进行了项目技术分析(主要研究工艺技术分析、技术装备分析、项目实施技术方案分析,并详细研究了YY项目的施工组织部署,新材料、新设备和新技术的应用,特殊气候下的施工),并对经济收益进行财务测算,主要是财务动态测算,还做了风险分析,主要是盈亏平衡分析与敏感性分析,此外又做了环境影响及社会影响分析。通过上述的分析研究,充分认识到投资前评估的必要性与重要性,深刻了解只有进行投资前评估所包含的多方面内容的系统分析评估,才能为项目正确决策提供相关依据,进一步明确了投资前评估的具体方法,并通过上述多角度的分析论证,得出营口市YY项目投资可行,值得开发。本文最后并指出研究上的不足。 | |
