中文摘要：	随着国内经济的快速增长，房地产行业得到蓬勃发展，近年来已经成为国民经济的支柱产业，为经济繁荣做出了重大贡献。房地产行业的特点是投资大并且建设周期较长，容易受到国家宏观政策调控、经济发展水平及消费水平等诸多不确定因素的影响，而一旦出现投资决策失误，从而盲目开工建设，势必会给开发商带来巨大的经济损失，同时也会给社会资源造成严重的浪费。为规避上述风险，房地产投资前的评估研究应运而生，现在诸多企业已经认识到该分析研究的重要性，在实际工作中也越来越多地运用投资前的评估研究，以给项目的正确决策提供理论依据。 本论文通过运用项目管理、项目评估、市场营销、财务管理、风险分析等多学科的知识，立足实际情况，对NN集团在营口市的YY项目进行了相关投资前的评估研究。具体分为项目投资环境分析，包括项目所在地辽宁营口的宏观经济环境分析，房地产市场需求环境分析（主要进行市场需求调查、运用五力模型分析法进行市场竞争环境分析、并对YY项目作了详细的客群分析和项目SWOT分析，并在此基础上确定了产品定位），项目资源供给情况分析（主要分析了土地、资金、人力资源情况），然后又进行了项目技术分析（主要研究工艺技术分析、技术装备分析、项目实施技术方案分析，并详细研究了YY项目的施工组织部署，新材料、新设备和新技术的应用，特殊气候下的施工），并对经济收益进行财务测算，主要是财务动态测算，还做了风险分析，主要是盈亏平衡分析与敏感性分析，此外又做了环境影响及社会影响分析。通过上述的分析研究，充分认识到投资前评估的必要性与重要性，深刻了解只有进行投资前评估所包含的多方面内容的系统分析评估，才能为项目正确决策提供相关依据，进一步明确了投资前评估的具体方法，并通过上述多角度的分析论证，得出营口市YY项目投资可行，值得开发。本文最后并指出研究上的不足。
