| 中文摘要: | 近年来,随着中国经济的高速化发展带来的消费升级、城镇化的加剧使得国内购物中心呈现出前所未有的发展和演进。购物中心行业内的竞争越发激烈, 2013-2016年,全国18个新一线城市商业综合体总存量年均增速达到22%以上,购物中心平均总存量已达到468万㎡。在此种激烈的竞争环境之下,如何采取有效合理的策略及手段保证购物中心的良好运营已成为经营者面临的重要课题。本文以沈阳万象城购物中心作为研究案例,创新运用精益六西格玛DMAIC方法论以及swot分析等多种研究方式与购物中心运营管理进行巧妙结合。通过对影响购物中心运营管理策略选择方向及实施的相关因素及数据进行总结分析,同时访谈运营管理决策及实施中的关键客户,找出了影响购物中心运营策略选择及实施关键因素,对这些关键因素根据当前市场情况及行业属性进行逐一的分析与改善。将改善后的策略运用到沈阳万象城日常的经营管理中去。 论文主要从五个方面进行研究。第一部分为绪论,主要介绍本文的研究背景及意义,研究思路及研究方法。第二部分为相关概念及理论介绍。第三部分为宏观市场环境分析、沈阳万象城背景介绍、swot分析以及DMAIC方法使用动因。第四部分为沈阳万象城运营管理策略影响因素的定义及测量阶段。第五部分为沈阳万象城运营管理策略的分析、改进及控制阶段。第六部分为研究结论与贡献,不足与展望。 | |
| 英文摘要: | In recent years, with the rapid development of China's economic development, making the domestic shopping center has shown an unprecedented development and evolution. From 2013 to 2016, the country's 18 new first-tier cities, commercial complex total annual growth rate speed up to 22%; shopping center average total inventory has reached 4.68 million square meters. Under such a competitive environment, how to take effective strategies to ensure the good operation of the shopping center has become an important issue. Taking Shenyang MIXC shopping center as a research case in this thesis, using creatively of Lean Six Sigma DMAIC methodology and SWOT analysis combine with operational management. By summarizing and analyzing the factors that affect the selection and implementation of shopping center operational management strategies and data, and interviewing the key business customers in operational management decisions and implementation to identify the impact of the operation in the shopping center strategy and the implementation of key factors, analysis and improvement of these key factors based on the current market conditions and industry attributes one by one. Apply the improved strategy to the daily operation of Shenyang MIXC. The thesis mainly studies from five aspects. The first part is the introduction , introduced the research background and significance of this thesis, research ideas and research methods. The second part introduces the concept. The third part is the analysis of the macro market environment, the introduction of Shenyang MIXC background, SWOT tool and the reason for using DMAIC methodology. The fourth part is the definition and measurement stage of influential factors of Shenyang MIXC operational management strategy. The fifth part is analyzing, improvement and control stage of influential factors of Shenyang MIXC operational management strategy. Part VI is the research conclusions and contributions, deficiencies and perspectives. | |
