中文摘要：	城镇化是衡量一个地区经济、社会、文化、科技水平的重要标志。我国自改革开放以来，经济发展取得了巨大成就，这离不开各类经济开发区、产业园作为拉动地方经济腾飞的重要引擎发挥的不可替代作用。但由于区域开发企业早期缺乏科学性的规划、忽视对生态环境的影响，使得我国早期的城镇化开发付出了沉重的环境代价。因此，迫切需要运用可持续发展理念对区域开发企业的开发模式与发展战略进行科学系统的规划，在开发可持续发展的城镇化项目的同时获得企业的可持续发展。本文首先在总结现有可持续发展、企业战略管理理论等相关研究成果的基础上，通过对区域开发行业的发展背景、现状、生命周期、开发模式与发展趋势进行总结分析，结合区域开发企业的发展战略模式，提炼出区域开发企业的可持续发展战略的类型。其次，本文以天津生态城投资开发有限公司为例进行实证分析。对生态城践行可持续发展战略以来取得的阶段性成果进行总结。对案例企业所遇到的问题进行探究。中新天津生态城作为中新两国政府间的重大区域开发合作项目是我国探索新型城镇化，应对气候变化，节约生态资源，保护环境的重要实验载体，其可持续发展城镇化的示范意义是显而易见的。最后，依据本文对区域开发企业可持续发展战略规划的基本框架，利用多种分析工具对案例企业进行外部环境与内部条件分析，确定企业面临的机遇与挑战、优势与劣势，为案例企业下阶段的发展制定出可行的可持续发展战略。希望本文的研究能够为类似的企业制定可持续发展战略提供有价值的参考。
英文摘要：	Urbanization can be quantified in terms of the level of economic development, cultural development, social development and modernization of an area. China made great achievements in economic development since its reform and opening to the outside world, in which the various economic development zones and industrial parks around major cities have played a vital role in boosting local economic growth. However, neglect of environmental protection and ineffective land use planning in the early days has caused great environmental impacts during China’s rapid urbanization development. There is an urgent need for urban developers to adapt sustainable development concept in urbanization development by integrating sustainable development practices into its corporate strategy management process, in turn to achieve corporate sustainability. This thesis began with extensive literature review of sustainable development, corporate strategy management and ecological urban development related topics, to create a corporate sustainability strategic framework for urban developers through comparative study and analysis of the industry. Secondly, the findings from the case study of Tianjin eco-city investment and development Co., Ltd (TECID) illustrated how sustainable development practices can be deployed by urban developers with summarization of periodical achievements and challenges encountered by the company in developing the Sino-Singapore Tianjin Eco-City project. As the bilateral collaboration project between two governments in exploration to address the challenges of rapid urbanization and climate change, the demonstration effect of this sustainable urban development is significance. Lastly, based on the research findings and designed corporate sustainability strategic framework in the previous chapters, the corporate sustainability strategic plan and implementation plan have been developed for the case company through detailed analysis of the external and internal environment by utilization of various analyzing tools. It is hoped this research can provide a valuable reference for similar enterprises to formulate sustainable development strategy in future.
