中文摘要:对于房地产企业来说,在我国经济结构不断优化升级,增长动力逐渐转向为创新驱动的宏观背景下,传统住宅地产与商业地产业务作为主业在未来的发展空间有限;与此同时,众多房地产企业积极转型产业地产业务,而这一新型业务是否可以成为新的发展角度及盈利来源,企业应该如何寻找自身的定位及竞争优势并实现可持续化规模化的发展。 本文在战略管理、差异化战略相关的理论研究及文献的基础上,通过大量的资料收集、调研分析研究了SO集团开展产业地产业务面临的外部环境情况及内部资源能力的匹配性等要素,较为全面立体的呈现出产业地产发展的全貌。通过了解产业地产业务发展的各项影响要素,包括发展历程、竞争者分析、运营模式演变等内容,并重点分析国家政策对产业地产建设的影响,新常态经济下的产业地产发展特点,以及选择什么样的产业定位符合未来我国经济发展的趋势,并通过研究这些产业发展的核心特性及推动要素,进而得出SO集团产业地产业务怎样规划设计符合产业的聚集和长期发展,在产业地产价值链中核心关注哪些环节而竞争对手尚未关注或尚未形成竞争优势,进而探索适合SO集团产业地产业务差异化的发展战略,以确定SO集团在产业地产领域的市场定位,寻求在产业地产复杂绵长的价值链中的价值突破点,形成SO集团的业务竞争优势。 因此本文得出结论:在产业地产业务中发展的核心要素应以产业研究为依托,并关注产业的类型与发展,地产仅仅作为一种服务的载体,在此基础上,本文通过研究最终选择以战略性新兴产业为产业发展重点,并且通过重点分析此类企业在科技创新价值链上的各项需求,并通过产业空间及服务体系的搭建满足企业发展所需的软硬条件。进而,本文认为SO集团的竞争优势取决于在产业地产业务领域内构建专业化的能力及服务体系,即通过优质的产品及服务体系来形成SO集团产业地产的核心差异化战略。
