| 中文摘要： | 随着我国城市化进程的不断开展，当下房地产行业告别了粗放型增长的黄金年代，逐渐步入了缓慢增长的白银时代。其次，土地价格不断攀升，政府为了维持房价稳定出台了一系列限价、限购政策。这些原因均导致了各个房地产开发商利润不断下滑。企业为了保证盈利，精细化管理是近年来各大房地产开发商推崇的管理模式。 本文首先介绍了精细化管理文化的研究背景和研究意义，以及国内外精细文化的研究现状。随后，立足于合景泰富地产公司，从公司的市场定位、战略目标角度阐述了精细化管理实施的背景和意义，并且提出了公司基于客户价值的战略尚有哪些不足。本文重点描述了合景泰富地产在建设精细管理的企业文化方面的思想理念和具体实践，并从分析精细管理思想的内容和其传播方式进行剖析，从运营体系、设计管理、品牌管理等不同维度分析了公司精细化管理文化建设和实践的现状。随后，本文系统地总结了公司在精细文化建设所做出的保障，其中包括人员组织保障、制度保障和满意度调查反馈。 结合当前经济和政策形势，将精细管理文化注入房地产项目开发是一个必要的过程。只有将精细管理的思想落实在公司每个部门的每个流程中，才可以为公司整体运营的稳健发展奠定良好的基础，为公司扩大规模起到保驾护航的作用。 | |
| 英文摘要： | With the deepening of China's urbanization process,the real estate industry out of the golden age of extensive growth,gradually entered the silver age of slow growth.Secondly, land prices are soaring, the government in order to maintain price stability has staged a series of policy about price limiting and purchase limiting.These reasons have led to various real estate developers falling profits.In order to ensure profitability indicators,lean management mode is the major property developers to promote management mode in recent years. First of all,this paper introduces the research background and research significance of lean management culture, the research also status of fine culture at home and abroad.Then, based on the KWG property company,this paper expounds the background and significance of the implement of fine management from the company's market positioning, strategic target Angle .And the paper put forward the shortcomings of the KWG property based on the customer value strategy .This paper mainly describes the KWG property in the lean management which based on the construction of enterprise culture idea and specific practice.This paper analyzes the content of the lean management thought and mode of transmission from the operating system, design management, brand management, and other different dimensions analysis of the current situation of culture construction company of lean management and practice.Then, this paper systematically summed up the company in fine cultural construction of guarantee,including the organizational guarantee, system guarantee and satisfaction survey feedback. Combined with the current economic situation and policy, the lean management culture into the real estate project development is a necessary process.Only will company with fine management ideas of each process, each department can for the healthy development of company's overall operating, which has laid a good foundation for the company to expand the escort. | |
