中文摘要：	房地产改造项目具有一般开发项目不具备的特点：一是项目范围相对不够明确，弹性较强；二是项目成本的相对不可控性；三是相关方管理的难度增加。房地产改造项目是最具项目集成管理典型特征的项目。以具体的房地产改造项目作为探讨项目集成管理的问题和方法的载体具有典型意义。在绪论中，本论文首先对具体的空港9号改造项目的背景和缘起做了介绍，并且点明空港9号改造项目集成管理对项目本身的意义，然后介绍了本论文的研究目的与研究框架，着重强调了本论文的理论与实践的两条线索以及之间的关系。在理论综述中，本论文对项目集成管理的相关理论进行系统阐释，从集成、集成管理、项目集成管理的概念整理，到国内外的相关研究成果的简述，列举出可供论文和具体项目可以借鉴的既得理论作为论述的依据。在相关理论和研究框架的阐述之后，论文针对具体的空港9号改造项目就项目集成管理问题展开讨论，对空港9号改造项目发起集成管理的动因进行分析，对项目内容进行解析，得到项目集成管理的内容，进而归纳出项目集成管理的动因。论文第四章围绕改造项目的集成管理内容，利用相关理论和工具，对改造项目的项目集成管理策略进行设计，从项目章程到项目集成管理计划，再到集成管理计划的实施，都做了详细的论述。最后，论文围绕项目集成管理计划及其实施，专门就项目集成管理中的风险监控做了解析，同时针对项目集成管理的风险对项目集成管理的变更控制方案做了设计与实施方面的探讨，阐明项目整体变更控制的意义和作用。
英文摘要：	The real estate transformation project has the characteristics that the general development project does not have: first, the project scope is not clear enough, the elasticity is strong; two is the project cost relative not controllable; three is the correlation party management difficulty increases. Real estate renovation project is the most typical project integration management characteristics of the project. It is of typical significance to take the concrete real estate reconstruction project as the carrier to discuss the problems and methods of project integrated management. In the introduction, firstly, the specific airport No. 9 project background and origin were introduced, and pointed out the 9 airport renovation project integrated management of the project itself, then introduces the research purpose and framework of this thesis, emphasizes the relationship between the two clues of this paper's theory and practice. In theory, a systematic explanation of the related theories of project integration management, finishing from the concept of integration and integration management, project integration management, the relevant research results at home and abroad, lists the papers available and specific projects can learn from the existing theory as a basis for discussion. At the end of the relevant theory and research framework of the paper, aiming at the specific airport No. 9 reconstruction project on integrated project management issues, the airport renovation project launched 9 integrated management to analyze the reasons, analysis of the content of the project, from project integration management content, and then summed up the causes of project integration management. The fourth chapter integrated management around the project, using the relevant theories and tools, integrated management of project project designed to project integrated management plan from the project charter, to implement integrated management plan, are discussed in detail. Finally, the integrated project management plan and its implementation, made a special analysis on risk monitoring project integration management, discusses on the design and implementation of change control scheme aiming at risk of project integration management of project integration management, the significance and effect of the whole project to clarify change control.
