中文摘要：	今天房地产作为中国国民经济的支柱产业，备受关注。房地产价格节节攀升，房地产质量却没有正相关的得到提升。人们在关注房价之外，谈论最多的就是房地产的工程质量问题了。中国房屋质量同中国其他产品质量一样，还有很多需要提升和改进的地方。一个行业如果没有产品质量作为基础，就算能迎来短暂的繁荣，但永远不会有长期稳定的发展。 21世纪是质量的世纪，人们在得到物质条件充盈之后，就更加关注产品质量。房地产经历了从无到有，疯狂发展的三十年后，市场会慢慢的归于理性。企业为赢得长久发展更加关注项目质量，消费者也会把企业口碑好、产品质量卓越的项目作为自己的选择，此时研究房地产项目质量研究尤为重要。 本文通过以银泰国际项目为例，介绍了项目的基本情况和建筑特点，通过对先期工程反应出来的质量问题切入点，整理分析找出主要原因。随后通过研究影响项目施工质量的各方面因素，给出了相应的监控措施。在对人的因素进行分析时，又将其分为施工人员和管理人员两类。针对现阶段施工人员绝大部分属于农民工范畴，业务技能和文化素质都比较低，却承担了重大的建设责任的情况，如何保证农民工权益的同时增强其质量意识，保证施工质量，给出了笔者的建议。 论文的第五章从工程质量形成的角度研究工程质量的过程控制，重点研究了事前如何明确要求，讲明奖惩，事中规范执行，严格检查、严肃处理，用管理活动的质量来保证工程质量；事后验收，严把检验关，不合格不交付使用。
英文摘要：	Today, the real estate industry as a pillar industry of China's national economy, concern. Real estate prices continue to rise, but the quality of the real estate has not been related to enhance. People are concerned about housing prices, the most talked about is the quality of real estate projects. The quality of Chinese housing is the same as that of other products in China, and there are many places to be improved and improved. If there is no industry as a basis for the quality of the product, even if it can usher in a brief boom, but there will never be a long-term stable development. Twenty-first Century is the century of quality, people are getting more attention to the quality of products after they have been filled with material conditions. Real estate has experienced from scratch, crazy development of thirty years, the market will slowly attributed to reason. Enterprises in order to win long-term development is more concerned about the quality of the project, consumers will also be good corporate reputation, product quality excellent project as their own choice, this time to study the quality of real estate projects is particularly important. In this thesis, YinTai international project as an example, introduced the basic situation of the project and architectural features, through the analysis of the quality of the initial project response point, sorting out the main reasons for analysis. Then through the study of the factors affecting the construction quality of the project, the corresponding monitoring measures are given. In the analysis of human factors, it can be divided into two types of construction personnel and management personnel. At present, most of the construction personnel belonging to the category of migrant workers, business skills and cultural qualities are relatively low, but bear the major responsibility of construction, how to ensure the rights of migrant workers and enhance their awareness of quality, ensure the quality of construction, the author. The process of research project in the fifth chapter, formed from the engineering quality point of quality control, focusing on how to advance the clear requirements, clear rewards and punishments, regulate in execution, strict inspection, serious processing, quality management activities to ensure the quality of the project; after acceptance, strict inspection, unqualified delivery.
