中文摘要:房地产业在我国国民经济中占有重要的经济地位,同时也是受国家宏观调 控影响的一个特殊产业。目前,2016 年排名前十的中国房地产企业销售的权益 金额均达到千亿元级别,另一方面,全国对房地产市场实行土地熔断机制、限 购等一系列紧缩性调控。房地产企业作为项目导向型企业,在我国经济结构改 革的大环境下,调整今后的发展方向成为企业重要议题。因此,研究房地产企 业项目管理成熟度,对提高处在成长期的房地产企业项目管理水平,保证房地 产企业中长期目标成功实现具有非常重要的意义。本文在总结前人研究成果的基础上,通过对 BT 公司项目层次域管理成熟度 研究,基于 OPM3 模型,分析了公司现阶段基于项目层次域管理成熟度水平。 首先,从项目管理十大知识领域、五大管理过程和 OPM3 模型入手,研究 BT 公司管理知识领域与项目层次域管理成熟度的关系;其次,依据 OPM3 模型, 建立 BT 公司项目层次域管理成熟度模型,运用层次分析法和 SMART 原则,建 立 BT 公司项目层次域管理成熟度模型的目标层、准则层和指标层,对公司每名 人员发放指标权重的调查问卷,通过对调查问卷结果的加权平均,确定成熟度 模型指标权重,运用模糊综合评价法对指标进行评价,从而得出公司项目层次 域管理单因素评价结果和多因素评价结果;最后,依据公司项目层次域管理成 熟度模型的评价结果,确定公司基于项目层次域管理成熟度等级水平,并提出 公司项目管理的改进措施,从而使 BT 公司提高项目管理水平,实现企业中长期 发展战略。本文将项目管理和 OPM3 成熟度的理论、方法应用于房地产公司项 目管理之中,不仅完善了房地产项目管理理论的不足,也延伸了项目管理理论 的应用领域。 
英文摘要:The real estate industry in our country has an important economic status in the national economy, is also a particular industry that controlled by national macro-control. Now, on the one hand, the equity amount of the sales of the top10 real estate enterprises has reached more than 100 billion yuan in 2016, on the other hand, the government has implemented a series of austerity policies in the real estate industry, such as land fuse mechanism, limited purchase an so on. As a project oriented enterprise, real estate enterprise that how to adjust the direction of future development has become an important issue in the context of China's economic structural reform. So the research of the project management maturity of real estate enterprise is very important to improve the level of project management of the growing real estate enterprises and ensure that real estate enterprises can achieve their long-term goals. In thesis, based on the previous research results, through the research of BT company project hierarchy management maturity, the OPM3 model is used to analyze the level of project management maturity. First of all, starting from the ten major areas of knowledge of project management, five management process and the OPM3 model,?this paper studies the relationship of BT Company between management knowledge and project hierarchy management maturity; Secondly, based on the OPM3 model, thesis establishes the project hierarchy management maturity model of BT Company,?and uses the AHP and the SMART principle to establish the target layer, the criterion layer and the index layer of the project hierarchy management maturity model of BT Company, every company staff is asked to fill in a questionnaire of those indexes and weights, based on the weighted average of the questionnaire results, the weights of the maturity model indexes were determined, the fuzzy comprehensive evaluation method is used to evaluate the index, so as to get the result of single factor evaluation and multi factor evaluation of the company project hierarchy management; finally, based on the evaluation results of the maturity model, the level of project hierarchy management maturity is determined, and the improvement measure of project hierarchy management is proposed, so that BT company can improve the level of project hierarchy management to achieve long-term development strategy. In thesis, the theory and method of project management and OPM3 maturity are applied to the project management of real estate enterprise. It not only perfects the deficiency of the real estate project management theory, but also extends the application field of the project management theory.
