中文摘要:“项目全过程成本管理”模式是为项目开发成功保驾护航的重要措施,是决定项目利润的关键之一。当前我国房地产行业竞争剧烈,各种资源性材料短缺现象逐步凸显,土地、物料和人工的价格日益上涨,地产企业的生存发展面临着严峻的考验。对于房地产项目而言提高利润有两大途径,一是提高销售价格,二是降低项目成本。近五年来,我国大多数城市的房产均价已经超过当地普通百姓的接受能力,住宅地产的项目售价提升范围已较小。因此,房地产项目全过程成本管理是为压缩成本提高效益保驾护航的关键环节。项目全过程成本管理必须按照项目成本基于项目全过程活动的方法来为成本做估算,它采用基于活动的管理方法来控制、减少和消除项目的无效和低效活动,从而有效的减少项目资源的过度消耗,最终实现对项目成本的有效管控。这种项目成本管理的模式属于现代项目成本确定与控制的方法,是一种有效开展建设项目成本确定与控制的科学方法。本文运用全过程成本管理对天湖?悦澜园项目进行成本管理,验证了项目全过程成本管理的效用和性能。本文中的方法和思想可以为住宅房地产项目成本管理提供可以参考的方法和一些比较实际典型的思路,对房地产成本管理有很好的应用价值。本文的研究成果也可以运用到其他类似的住宅房地产投资项目中,也能为我国房地产业提供一定的参考和借鉴。 
英文摘要:"Management of project whole process costing" model is an important measurement for the success of project development, is one of the key to determine the project profits. At the moment, China's real estate industry competition is very sharp, a variety of resource materials shortage are gradually highlighted, since the land, materials and labor costing keep rising, real estate business survival and development is facing a serious challenge. Improving the sales price and reducing project costs are the two major methods to raise profits for real estate projects. Over the past five years, in most cities in China, the average price of real estate has been higher than the acceptance of the local residence, the improvement space of residential real estate project price is getting smaller. Therefore, the whole process of real estate project costing management is the key point of enhancing the cost of cost-effective escort. The whole process of project costing management must be based on “the project cost based on the whole process of project activities” to estimate the costing, it uses activity-based management methods to control, reduce and eliminate inefficient activities, so that effectively reduce the excessive consumption of project resources, and ultimately to achieve effective control of project costing. This project costing management model belongs to the method of determining and controlling the cost of modern project, and it is a scientific method to effectively carry out the project cost determination and control. In this topic, the whole process cost management is used to manage the cost of Tianhu and Yuetan Park project, which verifies the utility and performance of the whole process cost management. The methods and ideas in this topic can provide the reference method and some practical ideas for the cost management of residential real estate projects, and have good application value to real estate cost management. The research results of this topic can also be applied to other similar residential real estate investment projects, as well as for China's real estate industry.
