中文摘要:在我国当前产业体系中,房地产业占有非常重要的位置,房地产业不仅关系到人们的住房问题,更关系到社会主义市场经济的科学、稳定发展。当前我国房地产业进入发展的瓶颈期,而关键就是难以实现有效融资,资金来源不稳定,融资金额不能满足需求。尤其是在民营房地产企业中,融资难的问题更为突出。作者将研究对象定位于M房地产公司,对其融资难的问题进行全面分析,并借助于文献资料分析法和比较分析法等,提出了解决我国房地产企业融资问题的具体对策。首先分析了M房地产公司融资的现状、问题及原因。认为当前M房地产公司的自有资金不能满足需求,银行贷款额度过高;融资途径狭窄,多层次融资渠道缺乏;融资成本较高,融资期与项目建设周期不一致。在此基础上,论文提出了不同金融调控政策下、不同开发阶段、不同类型开发项目的融资方式的选择方法,以及M房地产公司融资的内部保障措施,即健全融资规划体系,进一步拓宽融资渠道,引进专业融资人才,促进银企关系发展。 M房地产公司所面临的融资问题,是我国房地产企业的一个共性问题,也是我国民营房地产企业最难以解决、对企业发展阻碍最大的一个问题。因此本文中所提到的解决办法,对我国房地产行业的许多企业都有启发作用和参考价值。 
英文摘要:In China's current industrial system, the real estate industry occupies a very important position, the real estate industry is not only related to people's housing problems, but also related to the scientific and stable development of the socialist market economy. At present, China's real estate industry has entered the bottleneck of development, and the key is difficult to achieve effective financing, funding sources are not stable, the amount of financing can not meet the demand. Especially in the private real estate enterprises, the financing problem is more prominent. The research object is located in M Real Estate Company, to analyze the problems of financing, and by the method of literature analysis and comparative analysis, and puts forward some concrete countermeasures to solve the problem of financing of real estate enterprises in china. Firstly, this paper analyzes the present situation, problems and reasons of M Real Estate Company financing. M believes that the current Real Estate Company's own funds can not meet the demand, the amount of bank loans is too high; financing channels narrow, lack of multi-level financing channels; higher financing costs, financing and project construction period is not consistent. On this basis, the paper presents the choice methods of different financial regulation policies, different development stages and different types of project financing, and financing Real Estate Company M internal security measures, such as perfecting the financing planning system, to further broaden the financing channels, the introduction of professional financial personnel, promote the relationship between bank and enterprise development. The financing problem faced by M Real Estate Company is a common problem of the real estate enterprises in China, and it is also the most difficult problem for the private real estate enterprises in our country. Therefore, the solutions mentioned in this paper have the inspiration and reference value for many enterprises in China's real estate industry.
