中文摘要：	在过去三十年，中国经历了快速城镇化的发展阶段，但是城镇化进程中存在不少的问题。例如城乡建设用地利用粗放，中小城市和小城镇发展机会不均等、农民工权益保护问题导致了城市发展模式脱离了国情等。区域发展的不均衡、农村发展相对滞后，同时片面的追求城镇发展规模和速度，忽视了城镇化的质量。以上情况致使小城镇发展活力不足、特点不突出，造成了资源浪费、环境污染、城镇化缺乏区域统筹协调等问题。城镇化开发是一个具有很强的资金依赖的行业。在过去的项目运行中，过多强调政府主导而忽略了企业运营，也是导致城镇化发展诸多问题之一。论文采用归纳分析、文献研究、案例分析等方法，以X公司为研究载体，坚持理论联系实际的原则。从区域开发运营的理论及要素分析出发，通过对目前区域开发合作模式及内容的分析，梳理出符合X公司企业情况的区域运营模式。通过研究，得出以下结论：在区域运营商商业模式及产品模式层面，梳理未来可选择的商业模式及模型，以及区域开发运营的产品需求特点；在区域开发的运营流程层面，从拓展、设计、策略、建设等方向明确工作方向及内容；最后从组织协作角度对区域开发进行内外的组织协作指引。
英文摘要：	In the last thirty years, China has experienced the development stage of rapid urbanization, but there are many problems in the process of Urbanization. For example, extensive use of urban and rural construction land; Uneven development opportunities between in medium cities and small towns; Protection of migrant workers’ rights and interests; These problems led to the urban development model deviating from the national conditions, etc. Such as unbalanced regional development, delayed rural development, and one-sided pursuit of the scale and speed of urban development, Ignoring the quality of Urbanization. Resulting in insufficient development of small towns ,feature is not prominent, wasting of resources, environmental pollution,lack of regional co-ordination, and so on. The development of urbanization is an industry with strong financial dependence.In the past project running, too much emphasis on government ledding and ignoring the enterprise operation, is also one of the many problems leading to the development of Urbanization. The paper uses inductive analysis, literature research, case analysis and other methods. Taking X company as the research carrier; Adhering to the principle of combining theory with practice.The paper base on the theory of regional development and operation, through the analysis of the current regional development cooperation mode and content, sort out the regional business model in line with the situation of X company. Through the study, the following conclusion is as follows: In the area of business model and product model level,untangling the future options of Business models and the demand characteristics of Regional development and operation of product; At the operational level of regional development, Clear direction and content from the aspects of development, design, strategy and construction; Finally, guiding for regional development from the point of view of organization and cooperation, the internal and external cooperation.
