中文摘要:中德住房储蓄银行(以下简称“中德银行”)是我国第一家也是目前唯一一家住房储蓄银行,是在中、德两国时任总理的推动和见证下由中国建设银行和德国施威比豪尔银行共同出资设立的。其设立的目的是希望将德国施威比豪尔银行的成功经验和先进技术与中国建设银行的丰富的人力和网络资源优势有机融合,为我国百姓提供一种新的住房融资方式,进而促进我国住房金融市场发展。然而,中德银行自2004年成立至今已逾十载,经历了前期德方近五年的艰辛探索和中方七年的缓慢发展,仍表现出居民接受度不高、市场影响不明显、资产规模增长缓慢的现象。在我国经济进入“新常态”的大背景下,如何寻求更加适合的业务发展模式,进行转型发展成为中德银行亟待解决的问题。本文分三个层次研究中德银行的战略转型发展。首先是分析中德银行为何要进行转型发展,笔者在简单介绍中德银行成立、探索和缓慢发展的历程后,分别从外部宏观环境因素和内部微观管理因素分析中德银行战略转型发展的背景和原因。其次是指出中德银行转型发展要往哪里转,笔者基于我国金融业和银行发展的趋势指出中德银行应向专业化银行、集约型银行和全国性银行转型。最后是提出中德银行应如何进行转型发展,笔者基于第二部分指出的转型发展方向,分别提出了相应的转型发展举措,如:成立住房储蓄产品研发团队、建立专业住房储蓄销售队伍,与中国建设银行建立全面协同机制、构建集约化的系统架构,形成可复制的销售模式、加快机构和业务全国布局等。笔者通过收集和整理中德银行及相关行业发展数据资料,运用理论分析、图表分析、数据对比等方法,研究中德银行转型发展战略,以期运用于工作实践。 
英文摘要:Sino-German Bausparkasse ("SGB") is China's first and currently the only one housing savings bank, in both Chinese and German leaders then promote and witnessed by the Chinese Construction Bank and Bank of Germany Schweibill jointly funded the establishment of. However, the SGB since its inception in 2004 more than ten years, experienced early German nearly five years of hard exploration and China seven years of slow development, still showed residents acceptance is not high, the market effect is not obvious, the asset size of the slow growth of the phenomenon. In China's economy into the new normal background, how to find a more suitable business development model, the transformation and development of China and Germany to become a problem to be solved. This paper is divided into three levels to study the development of the strategic transformation of the Bank of China and germany. The first is the analysis of why the SGB restructuring and development, the author introduces the history of Sino SGB was established, to explore and slow development, respectively, analysis of SGB strategic transformation development background and the reason from the external environment factors and internal factors of micro management. Secondly, it points out that the transformation and development of Chinese and SGBs are going to go, the author based on the trend of China's financial industry and bank development points out that Chinese and SGBs should be in transition to specialized banks, intensive banks and national banks. The last is put forward how to carry out the transformation of the development of SGBs, the author pointed out the development direction of the second part of the transformation based on transformation are put forward the corresponding development measures, such as: the establishment of housing savings products R & D team, establish a professional housing savings sales team, establish the system architecture comprehensive coordination mechanism, the construction of intensive and construction, the formation can be copied. To speed up the sales mode, institutions and national business layout. The author through the collection and collation of SGBs and related industry data, using theoretical analysis, chart analysis, data comparison and other methods to study SGB restructuring and development strategy, in order to practice.
