| 中文摘要: | 房地产企业的项目开发过程,是一项长期性、持续性、复杂性的工程。在房地产项目开发过程中,房地产开发商需要与数量较多的供应商进行合作,共同推进项目的建设,确保项目最终能够如期按质交付。本文研究以 Partnering 管理模式和供应商管理有关理论为基础,在分析国内房地产开发商现阶段供应商管理与选择方面存在相关问题。分析发现,当前国内房地产开发商的供应商管理与选择模式主要存在以下几个问题:一是开发商和供应商容易陷入零和博弈的境地,导致合作难以持续;二是临时性的合作关系增加了房地产开发商的协调难度,导致合作效率偏低;三是双方的信息共享程度较低,导致存在较明显的信息不对称;四是大多数房地产开发企业还是以传统供应商管理模式为主,导致Partnering 供应商管理模式运用范围有限。针对存在问题,本研究构建了基于Partnering 管理模式下的供应商选择评价指标体系,分别拟从产品与服务、供应商能力、供应商合作倾向和供应商合作能力这四个层面对供应商进行综合衡量与评价,以提高房地产企业供应商选择的效率。分析发现,在评价指标体系四个层面中,供应商能力,以及产品与服务层面是权重较大的两个因素,需要在选择过程中加以重视,其权重分别为26.94%和26.79%。此外,供应商合作倾向和供应商合作能力的权重稍低,分别为22.85%和23.13%。最后,研究以天津 A 房地产公司相关建设项目的供应商选择为具体案例,分析了基于Partnering 管理模式下的供应商选择评价指标体系在实践过程中的具体运用情况,结果发现:基于Partnering 管理模式下的供应商选择评价指标体系不仅能够弥补传统供应商选择单纯重视价格、品牌、业绩等因素,而忽略对合作过程进行关注的不足,而且还能帮助房地产开发企业从实力相近供应商中选择出更合适的供应商。 | |
| 英文摘要: | The project development of real estate enterprises is a long-term, continuous and complicated program. In the course of real estate project development, real estate developers need to cooperate with numerous suppliers to jointly boost project development and guarantee the timely and qualified project delivery. Based on relevant theories of Partnering management mode and supplier management, the paper analyzes current situation in supplier management and selection of domestic real estate developers and finds out four major problems in this field. First, developers and suppliers are easily trapped by zero-sum game, which results in unsustainable cooperation. Second, the provisionality of cooperation brings more difficulties to developers in coordination, which leads to low cooperation efficiency. Third, information sharing between both sides is at a low degree , which causes obvious information asymmetry. Fourth, most real estate enterprises still focus on traditional supplier management mode, which leads to a limited application of Partnering supplier management mode. Aiming at these problems, the paper sets up a supplier selection evaluation index system based on the Partner management mode which intends to give comprehensive assessment and evaluation from four aspects, i.e. product and service, supplier competence, supplier cooperation inclination and supplier cooperation capability, to improve real estate developers’ efficiency in supplier selection. According to the analysis, among the aforesaid four aspects, supplier competence and product and service, having higher weights of 26.94% and 26.79% respectively, are two factors requiring great attention in supplier selection. While the weights of supplier cooperation inclination and supplier cooperation capability are 22.85% and 23.13% respectively, slightly lower than the previous two. At last, with the supplier selection of a Tianjin-based A-Real Estate Company as a sample case, the paper analyzes the application of the Partner management mode-based supplier selection evaluation system and finds out that the system can not only remedy the weakness of traditional supplier selection which simply emphasizes price, brand and performance etc. while ignores the cooperation process, but also Abstract assist real estate developers to identify the more suitable one from suppliers of comparable strength. | |
