中文摘要：	产业地产作为现代经济发展中的一种新型商业模式，有着其自身独特的特点：以园区或新城开发运营为主旨，在完善地产现有形态的基础上，对相关资源进行整合，同时兼顾城市和产业功能的提高。产业地产属于房地产细分行业，它既是房地产企业应对行业非黄金时代的红海竞争所采取的战略转型之道，也是地方政府认同的城市经济发展新手段，代表着行业未来的一个发展方向。我国产业地产发展时间较短，目前尚未形成成熟的开发运营模式，加之其具有高投入、高风险、产业链长、周期长、业务板块多等特点，产业地产企业在财务管控方面面临很多问题和挑战，迫切需要理论的指引和实践的探索。为了深入发现产业地产企业财务管控方面存在的问题，找到克服这些困难的相关办法，本文独辟蹊径，从产业地产商的立场来进行分析。 本文在总结分析一般企业财务管控手段的基础上，以财务管控相关理论为基础，紧密结合产业地产企业行业特点，以CFLD公司为研究对象，本着“发现问题、分析原因、解决问题”的思路，从 CFLD公司现行财务管控现状入手，通过剖析存在的问题及产生的原因，进而提出改进建议和措施。 本文主要分为六个部分，第一章为绪论，主要介绍了本文的研究背景及意义，研究内容与方法；第二章为相关理论与文献回顾，首先比较系统地阐述了财务管控相关基础理论，接着,简要分析了产业地产的概念、特征及盈利模式，而后对中外研究现状进行了回顾。第三章为CFLD公司财务管控问题及原因分析，本章将在行业内有代表性的CFLD公司作为研究对象，介绍了CFLD公司背景、管理定位以及现有管理架构和财务管控方式，重点分析了CFLD公司现有财务管控方面存在的问题和不足；第四章为CFLD公司财务管控优化设计及实施。基于财务管控的各种理论，结合CFLD公司的管理实际情况，本章理论联系实践，提出了CFLD公司财务管控解决方案。第五章为全文研究的结论，概括全文的主要观点，指出研究的价值以及主要创新点。
英文摘要：	Based on real estate exploitation, industrial estate is new business mode that integrates the advantage of estate exploitation, industrial development and city function, it means to combines resource and promote the development. Industrial estate is subdivide from real estate industry, it considered as a strategically transition for real estate industry when facing the red ocean competition of the golden time, it is a new method accepted by government to develop the city economy, and presents the development direction of the industry future. The development time of China's industrial estate is short, with no mature operational mode formed. Moreover, the industry gets the feature of high investment, high risk, long industry chain, long period, and numerous business sectors, the enterprises are facing problems and challenges on financial management and control, theory guidance and practical development are needed in urgent. The paper emerges in this moment, and aims to study the existing problem and solutions on financial management and control from the enterprise’s point of view, and provide reference from the academic and practical side. Based on the theory of financial management and control, the paper analyzes the general method of financial management and control, it combined the feature of local estate industry. CFLD was taken as the research object, based on the idea of “find the problem, analyze the reason and solve the problem”, the paper starts from introducing the current financial situation of CFLD, then analyzing the problem and reasons, and presenting the suggestion and solution in the end. The paper is divided in six chapters, first chapter presents the introduction of the background and significance of the paper. Second chapter reviews the relative theory and literature, first of all, it presents the theory of financial management and control in detail, then analysis the concept, feature and profit model of industrial estate, and finally reviews the literature from domestic and overseas. Third chapter presents the problem and reason of financial management and control of CFLD co. It takes CFLD co. as the subject of the projects, and introduces the background, management orientation and current management framework and financial management and control method, analyze the existing problems and deficiency. The forth chapter focus on the optimal design and practice of financial management and control of CFLD co. It presents the solution of financial management and control for CFLD co, the solution combines the theory of financial management and control and also the reality of CFLD. The last chapter come up with the conclusion of the whole paper, summarized the main point as well as the worth and innovation point of the paper.
