| 中文摘要： | 从上个世纪20年代开始，我国房地产业变得越来越市场化，房地产行业已成为我国国民经济的重要产业，而房地产企业投资对房地产行业的发展发挥着重要的引领和先导作用。房地产行业随经济周期波动是其发展的客观规律，面对周期性波动，选择合适的投资策略是房地产企业和投资者在房地产投资中的重要问题。本文正是对这方面的内容进行研究，希望能为房地产企业和投资者，找到正确应对房地产经济周期性波动的房地产投资策略的具体操作方法。 本文开篇先阐述研究的总体目的、探究意义、重点方面；之后进行相关文献回顾，确定开展探究的出发点，明确相关理论依据。案例研究部分对XT公司整体发展状况、战略规划进行了论述，阐述了其2013年至今的业绩，随后对XT公司2013年至今的投资情况进行了分析。通过分析发现，XT公司的投资具有明显的逆周期趋势，其投资策略给公司带来了突出的业绩以及出色的各项财务指标。然而，在投资的周期性、投资效率、投资组织效率方面存在几个问题有待优化。最后，提出了相应的解决方案，最大程度降低了经济周期波动下的投资可能给公司带来的风险。本文开展的相关探究，希望可以对未来企业进行投资起到一定的借鉴作用。 | |
| 英文摘要： | The real estate industry has become an important industry of the national economy while investment in real estate plays a vital leading role in the development of the real estate industry. Cyclical fluctuation of the real estate economy is an objective law of the development of the real estate industry. Facing fierce cyclical fluctuations of the real estate economy, it is important for real estate enterprises and investors to make suitable decisions in real estate investment. The paper studies exactly this aspect, in the hope of finding concrete methods for real estate enterprises and investors to correctly cope with cyclical fluctuation of the real estate economy. First of all, the paper explains the overall situation, research objectives, research significance, research emphasis, main research methods of the study. Then, it conducts the literature review to confirm the starting point of this study and determine relevant theoretical basis. As for the case analysis part, the paper discusses about the overall development status and prospect of XT company and presents the business achievements the company has made since 2013. The paper analyzes the investment situation of XT company since 2013, makes a detailed analysis of strategies taken by the company in purchasing land and controlling capital structure. After that, as indicated by the analysis, the investment strategies of XT company have helped the company achieve outstanding business performance and excellent financial indexes. However, when it comes to investment efficiency, the investment system and the investment cycle, the company still has several problems remaining to be optimized. In the end, the paper comes up with corresponding solutions to minimize risks that the investment made in business cycle fluctuations might bring to the company, providing positive and beneficial reference for other enterprises that adopt similar strategies. Relevant explorations carried out by the paper are of positive significance to domestic theoretical researches on investment in the real estate field and can effectively improve real estate enterprises’ ability to cognize and choose scientific investment while coping with business cycle fluctuations. Therefore, relevant explorations conducted by the paper are of great significance at the practical level. | |
