| 中文摘要: | 伴随着“互联网+”以及社区O2O在我国的蓬勃发展,人们的消费观念和消费习惯较以前发生了根本性变化,人们的可支配收入持续增加,人们的社区生活需求持续细分,“社区长尾”和“懒人经济”在社区中日益凸显。我们既看到了蕴藏在此轮经济浪潮中的巨大商业价值,也看到了实现价值的困难和阻碍。互联网给了我们一种错觉,似乎做生意很简单,融资——烧钱——增加用户数量就可以成功,可是很少有人考虑用户数量增加后的变现问题,而这恰恰又是最重要的一个环节,否则有再多的用户可是没有变现途径也是枉然。从2014年到2015年短短的一年时间,数以万计的有志人士投身到此次互联网创业浪潮之中,然而他们中的绝大多数却在残酷的市场竞争中丢盔弃甲、折戟沉沙。很多曾经光鲜一时的“成功人士”一觉醒来发现已经倾家荡产、血本无归。这不得不引发我们的思考。一方面,我们要客观承认社区中蕴藏着巨大的商机;另一方面,我们也要冷静的审视面对社区中的商机,我们的视角和商业模式是否存在偏颇甚至错误。外因需要通过内因起作用。因此当我们面对社区商机和风险的时候,不能遇到困难就向外部寻求资源帮助,尤其不能单纯依靠“资本野兽”解决问题,这无异于饮鸩止渴。问题的解决应该更依赖于企业内部的调整及完善,一切的决策应该回归商业的本质,即收入与成本、投入与产出。与此同时,我国的物业服务行业经过30多年的尝试已经迎来了发展的瓶颈,面临诸多问题,如法制不健全、行业缺少规范和有效监管、物业费收取困难、物业服务品质沦丧、物业从业人员收入低社会地位低等等。如果这些问题无法得以有效解决将会严重阻碍我国物业服务行业的发展。可是由于物业服务行业的准公共产品的性质,在缺少必要支持的情况下单纯由物业服务企业一方很难带来质的变化。因此摆在物业服务企业面前的有两条路。一条是全面节约成本,由于物业收入“天花板”的客观存在,使得物业服务企业增加收入的希望成为泡影。这样做将会使物业服务企业进入恶性循环:无奈节约成本——客户满意度下降——收入进一步减少——进一步节约成本。另一条则是在传统物业服务领域之外,利用物业服务企业的优势,二次深耕社区,不断研发和提供有价值的社区产品或者服务,为物业服务企业带来额外的收入空间,而这也将会使物业服务企业进入客户满意度不断提升的良性循环。基于上面的论述,本文作者希望将传统物业服务和社区共享经济进行有效对接,既能够解决当下困扰大多数物业服务企业的困境,又能够促进社区经济的繁荣,给物业服务企业和社区经济的发展提供一条值得探索的有效路径。本文第一章绪论部分作者主要介绍本文的研究背景、研究意义和研究框架结构。重点说明物业服务企业在社区共享经济中具有的先天优势,主要包括:信用等级较高、准第三方中立的性质、相对低廉的劳动力成本价格、轻资产和风险可控的服务内容、与社区居民的近距离优势、有待整合的社区资源丰富等。本文第二章作者主要介绍了本文涉及的相关理论知识。首先,介绍了物业服务行业的法律学基础和经济学基础。其次,介绍了互联网模式的核心内涵,尤其重点介绍了互联网模式下的经济运行规律。再次,介绍了共享经济的概念和构成要素,重点阐述了共享经济区别于传统经济的优势所在。最后,对社区共享经济商业模式进行了构建。本文第三章作者首先介绍了传统物业服务行业的发展现状及发展困境,主要包括:相关法律法规有待健全,收费困难;普遍存在“搭便车”现象;劳动力成本持续上涨;房屋质量问题严重;市场不健康,存在恶性竞争和人情关系;行业门槛低,服务内容单一,同质化严重,缺少差异化等。接下来作者详细阐述了社区共享经济的前景和由物业服务企业承载社区共享经济的可行性和必然性。本文第四章作者通过总结SH物业公司在中新天津生态城的社区实践和SWOT分析,介绍了SH物业公司基于社区共享经济的发展可能性。本文第五章作者主要介绍了由物业服务企业承载社区共享经济的设计思路。主要包括平台价值主张的阐释、社区客户关系管理、社区共享商业模式价值链构成、SH物业公司的核心竞争力、以及该商业模式的收入模型等。本文第六章作者对本文进行了总结,即由物业服务企业承载社区服务将是社区共享经济发展的必然选择。同时,对我国社区共享经济的发展做出了适当的展望。本文作者在本文中希望通过梳理和总结6年多的物业服务经验及3年多社区服务尝试,针对目前物业服务行业普遍存在的问题,基于对“互联网+”以及社区共享经济的研究,打造由物业服务企业为主导的社区共享经济平台。通过在中新天津生态城开展的社区共享经济尝试,系统阐释其商业模式及价值链构成,以期通过“共享”的方式,对社区利基市场的满足和物业服务企业发展的问题给出答案。作者希望通过自己的研究和探索给物业服务企业提供新的发展路径,解决当下物业服务企业收费难、生存难的问题,提升物业服务企业从业人员的收入水平和社会地位,推动类似物业服务企业的劳动密集型产业转型,更好地满足人民群众日益多样化的社区需求,最终促进我国社区共享经济发展。 | |
| 英文摘要: | Along with the economic community”Internet +”O2O of booming development in our country,people’s consumption concept and consumption habit than before a lot sex change,people’s disposable income increased,people’s community life demand for meticulous differentiation,long tail”community”and “lazy economic”in the community has become inc reasingly apparent. We already see the deep commercial value in this round of economic reform,also saw the difficulty to realize the value and obstacles. The Internet gives people an illusion,as if to do business is very simple, financ-ing ,burn,increase the number of users is success,but few people consider cash flow problems behind the increase in the number of users,it happens to be one if the key links,otherwise the enterprise has more users but not realizable way and the method is also does not make sense. Since the year 2014 to 2015,tens of thousands of people in the ideal into the tide of Internet startup,but most them opt out in the cruel market competition ,is di-vided.Many nines once a “successful people woke up to find yourself is bank-rupt .This cause our thinking .One of the we are very clear covers a lot of business opportunities in the community;on the other hand ,we also want to sober look at business opportunities in the community, we and business models from the point of whether there is a face the opportunities and risks,cannot be easily to outside seeking money and resources to help,especially cannot rely on” capital the beast(capital expansion)”to solve the problem,nit a fundamental improvement,solve the problem should depend on the enterprise internal adjustment and optimization ,all decision to return to the nature of the business, namely,input and output of income and cost. At the same time ,the property service industry of our country after more than 30 years of operation has been the slow period of industry development, many problems ,such as imperfect legal system,lack of regulation and oversight ,property management fee difficult ,property management service quality drop,workers.low income,low social status .If these problems cannot be solved will seriously affect the development of property service industry in China.Due to the nature of the property service industry of quasi-public products,in the case of lack of support by the realty service enterprise party just hard to have obvious results. Realty service enterprise has two roads in front of the optional .One is saving money ,because the reality of property income”ceiling”,cause the realty service enterprise increase income difficult to achieve.Doing so will make the realty service enterprise into a vicious cycle:had to save costs-customer satisfaction decline-revenue again-quadratic cost savings,The other is in the field of traditional property services,using the advantage of service enterprise ,quadratic optimizing community,continuous research and development and provide valuable products and services,community space for the realty service enterprise to bring extra income,that would make the realty service enterprise customer satisfaction into the virtuous cycle of continued ascension. Based on the above point of view,the author would like to share traditional property services and community economy effective combination ,implementation to solve most of the realty service enterprise ,and can promote the prosperity of the economy in the community, to the realty service enterprise and the development of community economy to seek an effective way. This article first chapter is the introduction part the author mainly introduces the research background,research significance and research framework of this article structure.Emphasiaes the realty service enterprise in the community economy some inevitable advantages, including :high credit rating,a third-party neutral,relatively cheap labor cost price,the service content of assets and risk control,and community residents close,waiting for the integration of community resources ,etc. In this paper,the second chapter,the author mainly introduced the relevant theoretical knowledge on this article. First,this paper introduces the internet mode .Then, introduces the concept of shared economy and structure,and expounds the shared economic advantages compared with the traditional economy .Finally.to build community economy business model . In this paper,the third chapter the author first introduces the traditional property service industry development present situation and development dilemma,mainly includes:relevant laws and regulations to be-perfect,charging me-thod.difficulty;Widespread “free-rider”phenomenon;Rising labor costs;Building quality problem;The market is not healthy,there are bad competition and human relationship;Industry threshold is low,service content of a single,kind,such as lack of differences ,Below the author expounds the community sharing economic prospects and really service enterprise bearing the feasibility and necessity of community economy. The fourth chapter the author summarizes the SH property company in sino-singapore tianjin eco-city of communities practice and the SWOT analysis,this paper introduces the SH property company based on the development of community economy. In this paper the fifth chapter the author mainly introduced the realty service enterprise bearing design idea of community economy.Mainly includes customer relationship management (CRM) platform value proposition of interpretation,the community sharing business model value chain structure,SH property of the company’s core competitiveness,and the business model of revenue model,etc. Sixth copter in this paper the author of this paper is sunnarized,namely by the realty service enterprise bearing community service will be sharing the inevitable choice of economic development,At the same time,the community of our country’s economic development has made the appropriate outlook. In this paper the authors hope that through more than six years experience in property management service and community service to try more than three years ,in view of the present property service industry common problem ,based on the”+”Internet and research community economic platform.In sino-singapore tianjin eco-city to carry out the experiment with community economy,interpretation system structure,business model and value chain,by means of ‘sharing”to the community the satisfaction of niche market and the development of the realty service enterprise question answer. The author attempts through their study provides new development direction for realty service enterprise ,solve the realty service enterprise charges difficult ,survival difficult problems,improve the income level of service personnel and social status,the labor-intensive industries transition of similar realty service enterprise,catering to the diver community needs,finally promote the development of our country community economy. | |
