中文摘要:随着我国房地产行业的发展,国家及群众对房屋建造水平要求的不断提升,建筑技术服务行业近年来得到了迅速发展,行业规模不断扩大。但由于受到各种外部环境与行业自身的各种因素影响,行业内的企业普遍存在着内部管理不规范、发展目标不明确、企业战略不具体甚至没有发展战略等问题。本文以在天津市具有一定行业代表性的建筑技术服务企业-天津住宅科学研究院有限公司为研究对象,讨论及分析在房地产行业发展的大背景下,处于房地产行业下游、产业规模较小、但业务较为特殊的建筑技术服务行业中的典型企业的发展情况。本文在对企业战略管理理论与分析工具进行梳理后,对天津住研院的发展历程与现状进行介绍。在此基础上,利用PEST与五力模型分析工具对天津住研院的所处的外部环境进行了分析,采用企业可持续竞争优势分析工具对天津住研院的资源、能力进行了分析并得出其核心竞争能力。采用SWOT分析工具对天津住研院的内外部发展环境进行了综合判断,讨论其在发展过程中存在的问题与潜在的机遇,推导出天津住研院应该采用同心多元化发展战略并对处于不同竞争态势的业务应采取不同的竞争战略的结论。随后文章对天津住研院现有的6类业务的发展与市场竞争态势进行了分析,并采用GE矩阵分析法进行了定量分析,筛选出天津住研院应该重点发展的3项核心业务。在对经筛选得出的重点发展业务之一的工程质量验收技术服务业务进行战略匹配分析后,得出其应该采用集中差异化的竞争战略的结论。随后本文对天津住研院如何达成上述核心业务的竞争战略目标提出了相应的职能保障措施,以使其更匹配公司的发展及重点业务竞争战略,确保企业战略的顺利实施与达成。希望通过本文可以帮助天津住研院分析及把握企业发展的内外部环境,了解并认识到企业自身的问题与不足、资源与能力,建立并强化自身的核心竞争能力、明确自身重点业务的竞争战略,从对企业的发展起到一定的推动作用。同时也希望本文可以为建筑技术服务行业内其它企业的竞争环境分析与竞争战略的制定提供一定的参考作用。 
英文摘要:With the constant development of real estate, both the nation and public have a higher requirement for building technology, leading to a rapid development of building technology industry. However, there are problems existing in related enterprises such as non-standard internal management, unclear development goals and unspecific development strategy restricted by various external and internal factors. In this paper, under the background of the whole real estate, Tianjin Scientific Academy of residential Building (hereinafter refer to TSARB), a representative building technology service enterprise, is taken as the research object with discussion and analysis on the development of some typical enterprises which are in the downstream, of small scale and have special business. An induction is given to the development and status quo of TSARB with analysis on its strategic management. Meanwhile, the external environment and its resources of TSARB are also analyzed with employment of PEST analysis tool and Michael Porter's Five Forces as well as sustainable competitive advantage analysis tool, obtaining the core competitive capability of TSARB. Besides, the internal circumstance of TSARB is comprehensively analyzed with the adoption of SWOT tool. By discussing the existing problems and potential opportunities, we can conclude that a plural development strategy should be adopted in TSARB for different competitive businesses. In addition, development and market condition of the current six development items in TSARB are analyzed with quantitative analysis of GE Matrix analysis method, concluding three core businesses should be developed vigorously. One of the core businesses is engineering quality acceptance technology, and it should use centralized differentiation strategy by strategic match analysis. In the end, some functional guarantee measures are proposed correspondingly to successfully achieve the strategic goals of the core businesses above with a better development of the enterprise. I hope this paper can help Tianjin Housing Science Research Institute analyze and study both internal and external environment of their company so that they can better know problems and disadvantages, resources and capabilities, build and strengthen their core competitiveness, and clarify the competitive strategy of their core businesses. In this way, the company can be further developed. Meanwhile, I hope measures proposed in this paper can offer some references to other enterprises in building technology service industry in terms of competitive environment analysis and competitive strategy formulation.
