中文摘要: | 房地产项目开发投资大、周期长,开发过程中不可避免的面对各式各样的风险。目前,我国房地产项目风险管理没有系统化,风险管理覆盖面积不够广,虽然国内也有一些相关的研究,但是我国的房地产项目风险管理水平仍然处于引进、吸收和消化阶段,我国在这方面的研究还不够成熟,而且我国的房地产业具有特殊性,所以需要研究出既符合我国国情又适用我国房地产业的风险应对方法。本论文首先对风险管理进行理论阐述,对项目风险、项目风险管理及层次分析法(AHP法)进行了简要的阐述。在研究过程中,通过识别房地产项目风险,对项目风险进行评价,风险的应对及应对措施选择三方面对房地产投资项目风险管理进行了深入研究。以运用定量和定向相结合层次分析法(AHP法)为主要的分析工具,建立了风险评估模型及风险管理措施选择模型,并分别用华北摩尔国际广场项目的风险评估及风险管理措施选择进行了验证。本文采用了文献查阅法、个别访谈法、实地调查法、定性研究与定量研究相结合等研究方法,构建了房地产投资项目风险评价体系,对房地产项目实施过程中存在的风险进行评价。本文运用AHP模型对华北摩尔国际广场项目进行风险管理,验证了AHP模型的实用性和有效性。验证出AHP模型能够很好的评价城市综合体房地产投资项目的风险程度,在预测投资项目风险度方面具有较高的实用价值。本文中的方法和思想可以为城市综合体房地产项目风险管理提供可以参考的方法和一些比较实际典型的思路,对房地产风险管理有很好的应用价值。本文的研究成果也可以运用到其他类似的房地产投资项目中,也能为我国房地产业提供一定的参考和借鉴。 | |
英文摘要: | The real estate development projects are huge investments with long cycles, have to face a variety of risks during development process. At present, China's real estate project risk management is not systematic, risk management coverage area is not wide enough, although there are some related research in domestic, but China's real estate project risk management level is still in the introduction, absorption and digestion phase, our country in this aspect research is not mature enough and the real estate industry of our country has particularity, so it is necessary to study at the same time, in accordance with China's national conditions and characteristics of the real estate industry risk response method. This paper firstly expounds the theory of risk management, project risk, project risk management analysis and analytic hierarchy process (AHP method) were briefly introduced. In the process of research, through the identification of real estate project risk, risk evaluation of project, risk response and measures three aspects of the real estate investment project risk management is studied. By using the quantitative and directional combination of analytic hierarchy process (AHP) as the main analytical tool, establish the risk assessment model and risk management measures selection model, respectively and the North Moore International Plaza project risk assessment and risk management measures are verified. This paper uses the literature method and the individual interview method, on-the-spot investigation method, the research method of qualitative and quantitative research, constructs the risk evaluation system of real estate investment projects, the implementation of the real estate project Risk in the process of evaluation. This paper uses AHP model of North China International Plaza project risk management, and verify the AHP model is practical and effective. Verify the AHP model can be a good evaluation of urban complex real estate investment project risk degree in the prediction of investment project risk has higher practical value. In this paper, the methods and ideas for the urban complex real estate project risk management to provide reference method and some of the more typical and practical ideas of real estate risk management has a very good application value. The research results can also be applied to other similar real estate investment projects, but also for China's real estate industry to provide certain reference and reference. | |
