| 中文摘要: | 近些年来,房地产行业是一个急速发展的领军行业,带动着相关产业的快速膨胀,同时房地产行业也是一个高风险的行业,在房地产项目运行的全过程当中,大量的风险常常伴随其左右,在进行房产项目开发过程中,需要谨慎操作。较之国外而言,我国在对于房地产行业的风险管理还有很长一段路要走,众多参建单位在项目风险管理上的意识还有待进一步加强。机制缺失、理论以及方法缺乏等问题都是进行房地产项目开发风险管理的重要问题。房产项目开发成败与否对于房产企业所取得的利润有很大影响,同时直接关系到房产企业的生存和发展,甚至事关国家经济走势,作为房产项目开发过程中的一种有效手段,房地产项目管理水平的高低与否决定着项目结果的好坏。房地产是一个庞杂的工程,在项目开发建设过程中,牵涉到土地、勘测、规划、抗震以及人防等众多方面,期间还必须根据严格按照规范行事,涉及管理、规划、销售等众多知识。因此,房地产项目管理者必须要结合科学的原理、正确的方法,综合各类知识,统筹决策、组织、控制等众多方面,协调全面工作,最终达成房产项目目标。 如何规范房地产项目管理,规避、减少房产项目开发管理中的风险在当前经济环境当中意义明显。本文以YYC项目作为背景,归纳并总结了国内外房地产项目风险管理相关资料,对项目风险管理问题进行研究。在YYC项目风险研究过程中,分别利用头脑风暴法和专家打分法对项目各阶段风险进行了辨识和评价,并提出该项目各阶段应对风险的策略。本文以YYC项目为研究对象,研究成果对于类似项目的开发管理具有很强的参考价值。 | |
| 英文摘要: | In recent years, the real estate industry is a rapid development of the leading industry, driven by the rapid expansion of related industries, while the real estate industry is a high-risk industry, in the whole process of real estate projects in which a large number of risks are often accompanied by the real estate project development process, the need to be cautious.Compared with foreign, our country in the risk management of the real estate industry still has a long way to go, many participating in the construction units in the project risk management consciousness remains to be further strengthened. Missing mechanism, lack of theory and method of problems is the important issue of the real estate project development risk management. The success of the development of real estate projects and not for profits of real estate enterprises have great influence, also is directly related to the survival and development of real estate enterprises, even related to the trend of national economy, as an effective means of real estate project development process, the level of real estate project management level determines the quality of the project results. Real estate is a huge and complicated project. In the project development and construction process, involving many aspects of the land, survey, planning, earthquake and civil air defense and other, must according to act in strict accordance with the norms, involving management, planning, marketing, and other many knowledge. Therefore, real estate project management must be combined with the scientific principle, the correct method, comprehensive knowledge of all kinds, overall planning, organizing, controlling, coordination work in full, reach a real estate project objectives. How to regulate real estate project management, avoid, reduce the risk of real estate project development and management in the current economic environment which is significant.In this paper, the YYC project as the background, summarized and summed up the domestic and foreign real estate project risk management related information, the project risk management issues.In the process of YYC project risk, the risk of each stage of the project were identified and evaluated by brainstorming method and expert scoring method, and put forward the strategy of each phase of the project to deal with the risk. This paper takes the YYC project as the research object, the research results have a strong reference value for the development of similar projects. | |
