| 中文摘要: | 随着房地产行业黄金时代的结束,各个地产商之间的竞争日益激烈,在资金与土地价值等基本要素相对理性的前提下,人才的重要性就更加体现出来,所以,房地产企业从以前的拼金钱的时代发展到了如今拼管理拼人才的时代。房地产企业针对人才的需求日益突出,在促进企业业绩提升的同时有效的激励人才、保留人才成为了各个房地产企业的当务之急。因此,房地产管理层激励制度作为一种长期的新颖的激励方式,逐渐受到房地产企业的重视和青睐,也得到了越来越多企业的认可。万科集团作为目前中国最大的专业住宅开发商,房地产行业的领军企业,率先在行业内原有激励制度改革上作出尝试,以项目跟投和股票机制为主要特点,建立起与职业经理人不同的事业合伙人激励制度。事业合伙人制不仅是企业激励的重要创新手段,更代表了与职业经理人制度不同的公司治理模式,以及带来的公司管理方式、战略制定的转变。本文通过对万科推行事业合伙人制度的前因、现状的梳理、总结和研究,采用了案例分析和定性研究结合的方法,先以万科为例,对事业合伙人激励制度进行了介绍,然后以职业经理人制度为参考,对事业合伙人激励制度的特征及优劣势进行了对比分析。最后以万科天津东丽区民和巷项目为例,对事业合伙人激励制度及其影响进行了探讨和研究,并得出相关结论。 | |
| 英文摘要: | With the end of the golden era of real estate industry, in the fierce competition, under the basic elements of capital and the value of land and other relatively rational is fair, the importance of talent is reflected. The demand of real estate professors is growing. The company need to achieve the growth performance of the enterprise, therefore, real estate management, as a kind of effective incentive system, long-term incentives, gets gradually the favour of real estate enterprises, more and more recognition. Vanke group, as at present, China's largest professional residential developers, real estate industry leading enterprises, take the lead in the industry to try on the original incentive system reform, gradually introduced to project and incentive mechanism and stock mechanism as the main business partners. Business partner system is not only an important innovation of enterprise incentive means, it is a professional manager system of different corporate governance model, and the company management style, the change of strategy. This article through to vanke adopts the system of business partner before, to review and summarize the status quo and research, by using the combined method of case analysis and qualitative research, vanke, for example, first for business partner incentive system are introduced, and then on the professional manager system for reference, on the characteristics of the business partner incentive system and analyzed the advantages and disadvantages.Finally, we use minhexiang project as an example, probes into business partner incentive system and its influence and research, and related conclusions. | |
