中文摘要:内部财务控制是企业管理体系中的重要组成部分,也是企业管理的核心所在。物业管理公司必须建立一套完善的财务控制体系,规范企业财务流程,提高财务控制水平,整合配置企业资源,提升企业核心竞争力,实现企业长久发展。自上世纪九十年代起至今,物业管理公司在我国已发展近30年。尤其近年来物业管理公司伴随着中国房地产市场的蓬勃发展不断壮大,行业呈现多元化,个性化发展的良好态势,逐步走入正轨。国家大力推动服务产业发展,促使物业管理行业从传统服务业走向现代化服务业。物业管理公司普遍存在着企业文化建设不够重视,治理结构不够完善,财务核算流程不完善,货币资金管理不到位,信息化不健全,内部审计制度不健全等问题。BH物业管理公司作为国有大中型工业物业管理公司面临着以上诸方面财务控制的问题亟待解决。只有实行科学、规范、高效的财务控制管理,才能提升工业物业公司管理能力,产生经营稳定的现金流,获得良好的经济效益,做到基业长青,最终实现公司发展的战略目标。本文重点是针对BH物业公司的性质、业务特点以及运营现状做出详细说明分析。基于内部控制的制度和要素,分析当前BH物业公司财务控制现状,根据具体财务控制问题提出优化方案,对优化方案实施后的结果做出客观评价,以此来完善BH物业公司财务控制体系。本文的研究立足于国有工业物业管理公司的财务内部控制,特别引入当前“互联网+”概念对物业企业信息化建设对财务控制的影响做出了深入分析,并通过互联网平台以及信息系统的建立完善对财务控制的业务流程等方面做出优化改进。但是,本文从战略角度对财务控制的相关研究和分析以及财务控制对物业行业的转型升级产生的影响和作用仍有缺陷,这将成为本人未来研究发展的方向。 
英文摘要:Internal financial control is an important part of enterprise management system, also is the core of the enterprise management. Property management company must establish a set of perfect financial control system, standardize enterprise financial process, improve the level of financial control, the integrated configuration of enterprise resources, promote enterprise's core competitiveness, realize the enterprise long-term development. Since the 1990s, the property management company in our country has developed for nearly 30 years. Especially in recent years, property management company with the vigorous development of China's real estate market growing, industry diversification, personalized good momentum of development, gradually into the right track. National vigorously promote the development of service industry, prompted the property management industry from traditional service industry to modern service industry. A common property management company enterprise culture construction is not enough attention, the imperfection of the governance structure, financial accounting process is not perfect, monetary fund management does not reach the designated position, informatization is not sound, internal audit system is not sound, etc. BH as state-owned large and medium-sized industrial property management company property management company is facing financial control all of the problems to be solved. Only a scientific, standardized and highly efficient financial control management, to promote industrial property company management ability, operation and stable cash flow, obtain good economic benefits, to be built to last, finally realizes the strategic goals for the development of the company. This paper is aimed at BH the nature of the property company, business characteristics and operation situation to make detailed analysis. Based on the analysis of the internal control system and the elements of the current status of BH property company financial control, financial control according to the specific problem put forward the optimization scheme, to make objective evaluation of the results of optimization scheme after implementation, in order to improve the BH property company financial control system. Research of this paper is based on the financial internal control of state-owned industrial property management company, especially the introduction of the concept of "Internet +" to the property management enterprise information construction to the influence of the financial control has made the thorough analysis, and through the Internet platform and information system established to make the business process of optimization of the financial control of improvement. However, in this paper, from a strategic point of the relevant research and analysis of financial control and financial control of property industry transformation and upgrading and role is still flawed, and the impact of this will be the developing direction of future research.
