中文摘要:近十年来,作为高附加值的一种产业,房地产开发进入了一个前所未有的新高潮。其带来的巨额利润具有高度的吸引力,造成了很多开发企业的盲目过快、过大地投资,而忽略了房地产项目本身具有的高风险特性。有些地方已经出现过热势头,房地产行业已被列为高风险行业,国家也相继推出一系列政策进行市场调控,一些企业已逐步认识到这一点,并开始重视加强项目风险管理。加强风险管理具有重大的实际意义,它有助于开发商识别风险,认清风险本质,有利于提高开发商风险管理水平,加强风险损失的防范与控制,保障开发项目的顺利实现。有助于减小开发商利润和现金流量的波动,维持企业生产经营的稳定。有效的风险管理还可以避免因风险事件突发引起对开发商巨大的财务冲击。 本文从开发商的角度,首先在风险管理基本理论进行分析综述的基础上,探讨了影响房地产开发项目的风险因素,根据房地产开发项目的独特性,对房地产开发项目的风险因素进行识别与评估,对如何评价项目效益风险进行了研究。其次,论文对于房地产开发项目的风险提出了相应的风险应对和风险控制方法。最后,论文以塘沽某一房地产开发项目案例加以证实。论文的重点是根据房地产开发项目的四个阶段,即投资决策阶段、前期准备阶段、项目建设阶段和租售管理阶段探讨了其风险控制的方法,并对风险管理系统的建立提出了一些初步的构想。论文认为,进行房地产开发项目风险管理是现代房地产企业必须开展的一项工作,科学的风险管理是按照一定的管理流程来进行的,房地产企业应按照已有的风险管理经验并根据本企业及项目自身特点进行房地产开发项目风险管理工作。 本文主要研究房地产开发项目风险管理的过程。论文的创新主要是针对房地产开发项目的独特性进行了风险识别和评估,并提出了如何进行风险应对与风险控制。在案例中将上述风险管理方法研究成果运用于其中。本文的价值在于把风险管理的一般理论应用到房地产开发项目中。论文研究对相关企业实施房地产开发项目的风险管理具有一定的参考价值。  
英文摘要:Over the last decade, as a high value-added industries, real estate development has entered a new tide. The huge profits of its has a high degree of apple. Many corporations invest the real estate more and more deeply. But they ignore the high-risk characteristics. Our country has introduced some policy to control the risk. But at the back of the high speed of real estate development, which bring more and more risk. Especially recent years, the high speed of real estate has the tend to form bubble. It’s very important to strengthen the risk management. Which can help the real estate enterprise to know the risk, to improve the level of risk management. The effectual risk management can avoid the loss from finance. From the perspective of developers, the thesis looks back some theory, study the problems about the real estate’ risk management. Discuss the risk factors which influence the real estate exploitation. At the base of the real estate’s unique, identify and evaluate the risk factors. And explain how to estimate the benefit risk, then sum up and analyze the way to reply the risk. According to the risk which formed from the four moments of real east exploitation, the thesis discuss the method to control the risk . The keystone of the thesis discuss the method of risk control, and bring forward a conceive about establish a risk management system. The thesis consider that it is very important for the real estate company to do risk management. The scientific risk management is based of determinale management flow. The real estate company must do the risk management through the experience and characteristic. The thesis research the course of real estate risk management. The innovation of the thesis is not to establish some risk control system or bring a new concept. It identify and evaluate the risk in base of the characteristic. It use the risk management to the case. The aim is to analysis all the risk of real estate then find the way to control the risk, all of them is to serve the project.
