中文摘要:天津住宅建设发展集团有限公司,是天津市建设系统的国有大型骨干企业和住宅产业化发展的领军企业,同时也是天津市保障房开发建设的主力军与排头兵。2013年,天津市贯彻中央精神,大力推进棚户区改造工程,指定天津住宅建设发展集团有限公司承担建设天津市重点棚户区改造项目-西于庄棚户区改造项目。国家开发银行将政策支持和市场机制有效结合,发挥好依托国家信用、服务国家战略、资金运用保本微利的开发性金融的“供血”作用有力支持全国棚户区改造项目,天津市分行作为国开行金融服务天津的机构,依托西于庄棚户区改造项目,通过债券、贷款统筹的“债贷组合”创新融资模式大力支持天津住宅建设发展集团有限公司该项目建设,解决了项目资金难题。 论文主要以基于开发性金融的天津住宅建设发展集团有限公司融资管理为研究对象,主要研究了国家开发银行综合服务提供的金融产品及天津住宅建设发展集团有限公司现有融资问题及未来融资需求。论文中通过文献研究法概述了项目融资及开发性金融的相关理论及应用,通过数据分析法对天津住宅建设发展集团融资现状及未来融资规划进行数据分析,阐述了企业项目融资面临的资本金不足、融资成本相对较高、后续承建的棚户区项目投资金额大周期长收益低等问题,现有融资结构较为单一不利于企业发展,通过案例分析法,就国家开发银行“债贷组合”创新融资模天津住宅建设发展集团实施西于庄棚户区改造项目进行具体分析。论文提出,基于开发性金融机构的 “投、贷、债、租、证”的综合金融服务,为天津住宅建设发展集团有限公司融资管理提供中长期贷款、承销企业债券、资产证券化、融资租赁等多元化融资方案,助力企业发展,对天津市乃至全国类似国有企业融资发展具有实际意义。
