中文摘要:我国自改革开放30年以来,经济发展迅猛,为房地产业的蓬勃发展提供了良好的契机。得益于城镇住房制度的改革以及城镇国有土地使用制度的改革,房地产行业的市场规模不断壮大。作为典型的资金密集型行业,房地产行业的影响力也不容小觑,房地产业的兴衰成败直接影响其他产业的发展,其发展变化不仅影响金融市场的安全和社会的稳定,而且还对我国国民经济的运行有着深远的影响。因此,保障房地产行业的健康持续运行,对稳定我国国民经济的健康运行意义深重。而财务风险是决定企业,尤其是资金密集型企业是否可以实现健康可持续发展的重要影响因素。但是由于房地产企业深受国家宏观调控政策及其自身活动复杂性的影响,房企财务风险客观存在于其整个资金循环运动过程中,使得房地产企业面临巨大的财务安全隐患。因此,为了保证房企实现健康稳定的可持续发展,对其存在的财务风险进行研究和控制,制定相应的应对策略,是各房地产开发企业目前亟待解决的问题。 本文以财务管理相关理论知识为基础,以LC房地产集团为具体案例,充分参考借鉴了一些优秀房地产开发企业的财务风险管控方法,对LC房地产目前所存在的财务风险进行研究。 首先,根据LC房地产的项目运营情况和经营管理现状,识别其筹资、投资以及营运等方面存在的财务风险,并根据风险类型,探究其成因。其次,以LC房地产集团2012年、2013年及2014年9月公布的财务数据为实证基础,分析其具有代表性的偿债能力、盈利能力及营运能力指标,对其存在的财务风险进行识别,并分析其影响因素,进而完成对LC房地产集团的财务风险评价。最后,基于前文的财务风险识别、成因分析以及评价体系,提出能够降低财务风险的有效措施,从而优化财务状况,实现企业健康稳定的可持续发展,并为其他中小型房地产开发企业的财务风险管理提供借鉴和指导。 
英文摘要:With the rapid development of our economic since the reform and opening up in 1970s, the urbanization of China have increased and unwavering adherence to the opening-up policy has offered the huge demand of real estate from individuals and corporations, offering more opportunities for further development of real estate industry. As a typical capital-intensive industry, the influence of the real estate industry is enormous, the development of the real estate industry not only affects the security and social stability of the financial markets, but also affect the operation of national economy. So it is very important to make sure the development of the real estate industry keep healthy, to stabilize the healthy operation of national economy in China deep meaning. However, the changes of overall real estate environment and the inherent complexity of business activities have increasingly caused financial risks in the real estate business during the funding cycle. Therefore, how to take advantage of the new opportunities, to identify, evaluate and guard against the financial risks has become a tough issue. In this paper, reviewing the basis of financial management theory knowledge, specific case for LC real estate group, and full referenced some great financial risk management method from the outstanding real estate company, research on the problems existing in the LC real estate group. Firstly identifies the different financial risks during four found-cycle procedures, and then analyzes their original causes. Moreover, chooses several quarter financial data of LC real estate company from the first quarter of 2012 to the third quarter of 2014 to support the case study. Finally, according to the analysis of risk causes and the evaluation result, this paper continues to propose specific measures for financial risk controlling, in the hope of providing new reference for LC real estate company and making it easier to reduce financial risk for the management authorities.
