中文摘要: | 我国旅游业的发展是先发展入境旅游,接待的主要对象是国外旅游型和商务型客源,作为旅游三大支柱产业之一的酒店业为了适应国外客源需求也必然优先发展高档酒店,这就使我国的高档酒店发展一直处于酒店业的主流,从而客观上形成了“头重脚轻”的非均衡产业结构。随着我国国内旅游的快速发展、国内科研和商务活动的不断增加,大量工薪阶层的旅游者和一般的公务商务人群外出次数日益频繁,想入住高档酒店却力不从心,而低端住宿产品又不能满足需求,由此导致我国酒店业的供给结构不平衡。经济型酒店的出现则改变了我国酒店业的供给状况,以其特有的经营模式、市场定位、产品定价等受到消费者的欢迎。同时,经济型酒店业态以较好的投资收益、较短的投资回收期引得各类投资主体纷纷进入,使得经济型酒店进入一个高速发展时期,新的品牌不断涌现,企业扩张不断加剧。很多投资者为抢先占有一席之地,跑马圈地,头脑一热就拍板定案,盲目投资,酒店建成后却面临市场定位不准确、资金短缺等这样那样的问题,不但给自己造成损失,也阻碍经济型酒店的健康发展。在这种背景下如何对经济型酒店进行理性投资,以促进我国经济型酒店健康、快速、稳定的发展成为我国酒店业发展面临的重要问题。因此对经济型酒店的投资可行性分析就显得尤为必要。 本文在企业投资理论、旅游经济理论和项目财务评价理论的基础上,探讨了我国经济型酒店投资的理论依据。通过消费者满意度模型,问卷调查,从宏观和微观层面上对经济型酒店的市场需求和市场供给进行了系统分析,从而为我国经济型酒店的市场定位、产品设计和服务质量管理提供了依据,另外,对经济型酒店的现金流量的各项内容和各个财务指标进行科学的计算和分析,为经济型酒店的财务评价提供了数据基础。 关键词 经济型酒店 市场需求 市场供给 财务评价 | |
英文摘要: | Chinese tourist industry started with inbound tour, whose main customers were foreign and business visitors. As one of the pillar industries of tourism, hotel industry started form development or luxury hotels, which made the development of middle and high level hotels the mainstream of the industry. With increasing of the openness and the development of domestic travel, the customers at home and abroad grow rapidly including large amount of salaried class and common business travelers, which makes imbalance of hotel supply situation. After economic hotel appears, the hotel supply structure in China has been changed, which is welcomed by consumers for its operation model, marketing positioning and product price. Although, the development space of the economic hotel is very big, there are a lot of worry accompany with it. So, how to invest the economic hotel in our country, to promote its healthily, rapidly and stably development will be an important problem. Therefore, the investment analysis of economic hotel is very necessity. This paper attempts to build a theory foundation of economic hotel investment based on enterprise investment theories, travel economic theories and item finance evaluation theories. The paper emphasizes on the analysis of market demand and supply of economic hotels. With the consumer satisfaction model, and the questionnaire. It lays a good foundation for market positioning, product design and quality management. Moreover, the analysis of the contents of the cash flows estimate and each finance index sign provides the data foundation for economic finance evaluation.
