中文摘要: | 市场经济体制改革不断深化,房地产市场逐步开放,房地产行业伴随着高风险和高收入。房地产行业对于当地政府经济拉动明显,房地产行业也逐步成为了地方经济发展的重要支柱。但是在投资可行性分析研究方面比较滞后。目前,我国城镇化不断加速推动了整个房地产行业的快速发展 房地产项目可行性研究是在房地产项目开发投资决策前的重要步骤和依据。通过对开发目标项目的分析论证,对可能的各个方案的比较和评价,从而保证了在技术、环境、经济上的收益。对房地产项目可行性研究指标体系的梳理,可以减少房地产项目开发投资决策的盲目性,从而提高资金使用效率,推动房地产行业的健康快速发展。 房地产开发项目投资额巨大、建设周期长,受各种因素以及社会经济、政策、心理等因素的影响大,投资决策对企业的发展密切相关,一旦发生失误将会使企业蒙受巨大损失,因此存在着较大风险。所以,房地产项目开发投资前的项目可行性研究对投资决策者来讲非常重要。 本文综合运用了理论分析与实证分析相结合的方法,从宏观角度到微观角度,对各种可能的投资方案的成本收益进行定量分析而且对目标项目社会效益以及环境效益迸行了定性分析。本文以天津市京津路房地产项目为例,对市场背景、区域经济发展状况、企业战略进行全面分析,提出了适合项目市场定位的方案。预测项目经济收益是否盈利,风险是否具有可控性进而决定项目是否具有开发价值。 本文主要包括五个部分内容:一是绪论;二是房地产可行性研究的理论基础;三是房地产项目可行性研究存在的问题分析及其对策;四是京津路房地产项目可行性分析;五是结论。 | |
