中文摘要:流动资金、开发项目是房地产开发企业取得利润的根基,面对国家紧缩银根、严控土地、连续加息等一系列针对这两者的宏观调控措施的实施,资金成为影响房地产开发企业进一步发展的首要问题。如何获的足够的资金进行房地产开发,如何更有效运作开发资金,实现企业价值最大化等管理问题成为房地产开发企业管理的核心。 基于对国家宏观环境和房地产开发企业资金管理存在问题的分析以及对现金流管理重要性的认识,本文首先介绍了国内外对现金流管理的研究成果及我国房地产现金流管理理论的研究成果,阐明了加强对现金流的管理已经成为当代企业的共识。然后从我国房地产行业的盈利模式、行业特点及我国房地产现金流管理的现状出发,充分阐述了房地产行业进行现金流管理的必要性,通过房地产企业现金流与房地产项目现金流之间的联系,揭示了房地产企业开发项目的现金流管理是房地产企业进行现金流管理的基础,项目现金流状况决定着房地产企业整体现金流质量,甚至影响到企业的持续经营能力,同时房地产企业现金流状况对其项目的现金流也有着重要的影响,两者相互影响、相互作用。进而以例证的方法对房地产项目现金流的特点进行了总结。本文重点是根据房地产项目现金流的特点,立足于房地产项目开发过程的四个阶段,以项目现金流为轴线,围绕现金流量、流向和流点三要素,对房地产开发项目的决策阶段、前期准备工作阶段、施工建设阶段和市场营销阶段的现金流管理进行了细致的分析与研究,并提出了具体的管理措施,并在房地产开发项目现金流管理的基础上对房地产开发企业的现金流管理提出了改进的建议。 通过本文对房地产项目现金流的管理研究,希望能为房地产企业加强项目现金流管理,进而提高房地产企业的整体现金流质量,并且提高资金使用效率提供一点参考,为增强我国房地产企业的竞争力及房地产行业健康、稳定、持续的发展提供一些借鉴。  
英文摘要:For real estate development enterprises, the foundations to derive a profit are cash flow and development project which currently are countered with series of national macro-control and adjustment policies comprising of tightening monetary policy, land control and interest rate rise. Therefore, capital becomes the dominant issue for these companies. How to obtain sufficient capital for development, how to operate capital more effectively, and how to maximize corporation value, etc. are the essential topics for them. Based on the analysis of national macro environment and capital management in the real estate development enterprises with the recognition of importance of cash flow management, this paper introduces the current research focusing on cash flow at home and abroad, which illustrates that management of cash flow is the consensus for real estate enterprises. The paper begins with research on profit mode, enterprises character, management of real estate cash flow, and current status of cash flow management in China, points out the necessity of cash flow management for real estate enterprises, and illustrates cash flow in development project is the basis of cash flow management in real estate enterprises by study of the relationship between cash flow management of real estate enterprises and cash flow in development project. Project Cash flow status determines the entire cash flow quality of enterprises, even influences the continuous business, meanwhile the cash flow of enterprises also has influence on the cash flow in projects. These two aspects inter-influence and interact on each other. And then the paper summarizes the characters of cash flow in real estate projects by cases in point. The significance of this paper is to particularly analyze and research cash flow management on phases of decision making, prophase preparations, construction and marketing based on the four phases of the development process of real estate project in accordance with the characteristics of cash flow and bring forward detailed management actions and improvement suggestions on cash flow management of real estate development enterprises on the basis of cash flow management of real estate development project. It’s hoped that this paper will help to strength management of real estate project cash flow, which will improve the overall quality of cash flow of real estate, make the capital application more efficient and provide reference for improving the competition ability of real estate, for keeping sound, stable and continuously development of China real estate market.
