中文摘要:在整个2014年,中国的经济一直以发展速度放缓的的迹象在运行,而房地产市场作为中国经济的重要组成部分,尤其是在涉及住房和商用的地产市场,在大背景下,呈现低迷也无可避免。在国家多次出台宏观调控政策的影响下,本年度的住房市场出现了大范围的持币等待的状况,资金增速明显减缓。住房和商业用地销售面积以及销售额在一线甚至二线城市都出现大幅度下滑。针对此种情况,中国政府从上到下都积极采取很多能够调控的措施,以此来干预住宅和商业用地市场,继而通过市场的自身供需来调节。作为国民经济的重要命脉,房地产行业的前景展望和发展战略的选择以及制定成为国民经济发展的重要组成部分。本篇论文以DTDW集团房地产开发公司为主要案列分析样本,以具有发展远景的分析工具作为重要理论,依照一系列的具有战略意义的分析、制定、实践和管理分析作为研究的总体路线,对DTDW集团房地产开发公司的今后发展进行分析并提出相应的措施。本文的结构大致如下:首先论述战略管理理论的概念,并结合该公司的发展,为其提供发展的理论指导;其次,结合DTDW集团房地产开发公司的在外发展的环境进行细致地探讨,通过公司的整体运行环境、本行业环境、对手发展的环境展开分析,并对市场进行分析,把该公司可能遇到的发展机会与障碍进行公布,结合公司的运行管理、科研开发水平、财产管理、推销管理和人事管理等内容展开分析。在此前提下,结合SWOT矩阵法,对该公司的发展中的机会、阻碍、先进不足展开规范化的总结,以此为DTDW集团房地产开发公司决策与实施提供科学依据;再次,依照上述分析的结论,确定了公司的战略目标;最后,把战略的开发与掌控作为研究的重要研究方向,提出了系统的思考线索与实施方案。 
英文摘要:In 2014, China's overall macroeconomic environment presents the doldrums, but as an important part of national economy, the real estate market, especially the residential and commercial real estate market, and naturally can not be spared. Affected after a series of macro-control policies, a large area of the property market to wait and see the situation this year, a marked slowdown in investment growth. Whether cities or tier cities, residential and commercial real estate sales area and sales rose both sharply. In this end, from the central and local governments have adopted a of control measures, to be regulated for residential and commercial real estate market. Throughout this policy more than a year, we can see the government is trying to reduce the residential and commercial real estate market in the administrative intervention in favor of the market to regulate supply and demand. Affecting the real estate industry as the selection and development of the national economy lifeblood industry, development prospects and strategic direction is a top priority. In this paper, DTDW Group real estate development company for the study, strategic analysis tools as the main theory, according to the business strategy analysis, strategy formulation, strategy practice and control of basic research ideas, future expansion and the company's strategic analysis and decision making. This paper first discusses the strategic management theory started, while the theoretical reference DTDW Group's strategic development provided; secondly, external strategic environment within the company launched a systematic analysis, and the company's macro environment, industry environment, the competitive environment carried out to explore and expand the market demand analysis, new opportunities and challenges companies encounter were revealed, and the company's production management, technology research and development capabilities, financial management, marketing management and human resources management and other aspects of analysis . In this context, the use of SWOT matrix, opportunities for the company in the development stages, challenges, advantages and disadvantages of a systematic overview, and provide scientific basis for decision-making and implementation of the company's development strategy; again, according to the results of the above analysis, determine the company's strategic objectives; and finally, the implementation and control of the strategy as a focus of research and points out thinking clues and scheme of the system.
