中文摘要：	随着我国经济快速发展,我国建筑行业日益成为中国经济成长的重要支柱。项目可行性研究被看做项目前期工作中的重要组成部分,但是项目可行性研究的发展有些滞后。由于对项目可行性研究不加以重视,错误决策导致的土地抛荒、投资盲目、商品房积压等等工程问题,常常使得项目资源遭到了巨大的浪费。项目可行性研究报告主要是决定是否对该项目投资的依据,它通过计算、分析和论证，从而对项目进行评价并且比较每个备选方案的优劣，以此来保证项目的经济合理性、技术可行性以及可持续发展性,降低投资决策中的盲目性,提高政府和建筑企业的经济效益,保障房地产市场健全发展并对其进行不断完善。在项目可行性的基础上，对项目的开发策略进行全面研究，可以为项目带来更多的意料之中的效益。以具体的建设项目为例来研究项目可行性、开发策略论证问题，具有积极的理论价值和现实意义。本文对石家庄仿古文化园项目进行研究，研究过程中采用宏观分析与微观分析相结合、定量分析与定性分析相结合、理论分析与实际状况相结合的办法。本文通过对国内外可行性、开发策略研究现状的分析，将可行性、开发策略研究的一般理论融入到石家庄仿古文化园项目的应用研究中，分别对市场条件与技术条件进行了分析，对仿古文化园项目的经济效益、环境效益、社会效益进行了详细评价，从而得出项目经济合理性、可行性、盈利性的最佳方案。以上所有分析对该仿古文化园项目有着很重要的实践操作意义，并且为以后项目开发提供了实践经验和理论支持。本文根据项目管理相关理论，并且借鉴了国内外开发项目的成功案例，详细系统地对石家庄仿古文化园项目的规划方案及实施策略进行了研究。首先，以石家庄目前状况对该方案进行了市场定位，展现了此方案的宏观环境；其次，运用波特的五力模型对此项目的微观环境进行了分析；再次，有效使用了SWOT分析工具对石家庄仿古文化园的项目的优势、劣势、机遇和挑战等等进行了系统分析；最后，从经济效益、社会效益和环境影响等方面对石家庄仿古文化园项目进行综合分析，并根据此提出建议及实施策略。该成果对于改项目及同类项目的可行性论证具有一定的指导和借鉴意义。
英文摘要：	With Chinese rapid economic development, Chinese construction industry is increasingly becoming an important pillar of Chinese economic growth. Project feasibility study is seen as preparatory work for the project is an important part, but the development of project feasibility study hysteretic. Because of the project feasibility study not being considered important, many wrong decisions lead to land abandonment, blind investment, commercial housing backlog and other engineering problems, often making the project a huge waste of resources. The feasibility study report of the project is mainly to decide whether or not there is basis for project investment through calculation, analysis and demonstration to evaluate and comparise the advantages and disadvantages of each alternative. in order to ensure the economic rationality of the project, technical feasibility as well as sustainable development, reducing investment decision blindness, government and construction companies need to improve economic efficiency, and ensure the healthy development of the real estate market and its continuous improvement.On the basis of the feasibility of the project, if developed as comprehensive research strategy, can be expected to bring more benefits to the project. In particular the construction project as an example to study the feasibility of the project, development strategies demonstrate the problem, have a positive theoretical and practical significance.
