中文摘要:近几年来,中国的经济建设飞速发展,特别是国家通过扩大国内基础设施建设来拉动国内经济增长的背景下,房地产开发企业获得了一个难得的发展机遇,开发企业的数量、建设项目数量和规模出现暴增。与此同时尤其是住宅类房地产开发项目,市场竞争压力也正在不断增大,房地产暴利时代即将终结,素质低、实力差和经营不规范的企业将被淘汰出局。房地产开发项目的特殊性、复杂性以及周期长等特点决定项目时间管理是项目管理工作实现项目目标的关键手段,其管理的成效,对工程建设全过程的质量、安全、进度、成本的控制将产生重要的影响。BL公司作为房地产开发企业自始至终都是建设工程管理的主导者和责任人,也是项目目标的制定者和决策者,但目标的实现过程则是通过建筑行业相关资源的整合来完成,工程建设具体实施的各个参建方会根据房地产公司设定的目标进行工作组织,完成建设任务。这就体现出房地产公司开发建设项目的时间管理的特殊性和重要性。本文研究通过分析 BL公司HTW住宅开发建设项目的全过程,立足于开发企业的工作重心,通过项目时间管理的研究与应用,探讨解决BL公司当前开发建设项目在时间管理上存在的问题,采用项目过程方法对工作进行分解、排序、活动时间估算,制定工期计划并进行优化。在项目实施工过程中,分析影响进度控制的因素,采用进度控制的沟通、组织保障措施和信息技术对项目进行有效控制。时间管理在BL公司HTW项目中的实践应用,确保了开发建设项目的各项目标顺利完成。本文所做研究仍存在不足之处,在今后的工作中需要做深入的研究。通过本文开发建设项目时间管理在实际案例中的应用,对公司今后的项目开发具有一定的借鉴意义。  
英文摘要:In recent years, the rapid development of China's economic construction, especially the country by expanding domestic infrastructure construction to boost growth in the background, the real estate development enterprises has also had a rare opportunity for development, the development enterprise's number, project number and size. At the same time, especially the residential real estate development project, is also increasing market competition, real estate profiteering era is coming to an end, low quality, poor strength and non-standard enterprises will be eliminated. The particularity and the complexity of the real estate development project and cycle is long, etc to project time management is a key means to realize the project objectives, project management, the results of its work management of the whole process of engineering construction quality, safety, schedule, cost control will have a major impact. BL company as real estate development enterprises from beginning to end are masters of construction project management and those responsible, is also the project goal makers and decision makers. But the realization of the target process is through the integration of related resources to complete the construction industry, concrete implementation of the engineering construction cooperated-building parties will work according to the targets set by the real estate company organization, complete the construction task. It reflects the real estate company to develop the particularity and importance of construction project time management. In this paper through the analysis of BL company HTW residential development and construction process of the project, based on the development of "the focus of enterprise through the research and application of project time management, discusses the current BL company problems existing in the development and construction projects on time management, project process method is used to the work decomposition, sorting, activity time estimation, time limit for a project plan and further optimized. In the process of project implementation work, analyses factors that influence the schedule control using the schedule control communication, organization and information technology safeguard measures to effectively control project. Practical application in BL company HTW project time management, to ensure that the objectives of the development and construction project. This paper has done research still exist deficiencies, in the future work need to do in-depth research. Through this paper development and construction project time management in the actual case, the application of the company in the future project development has a certain reference significance.
