中文摘要:当前,中国经济发展进入新常态,经济总量突破60万亿人民币,是世界性的热点话题。调速不减势、量增质更优,合理确定经济社会发展主要预期目标,保持区间调控弹性,稳定和完善宏观经济政策,继续实施定向调控、结构性调整等,这是今年两会传出的经济发展总体从容向好并为未来持续发展“蓄能”的信息,继续向世界经济注入信心因子。应该看到,在增长速度换挡期、结构调整阵痛期、前期刺激政策消化期“三期叠加”的大环境下,投资放缓、外需不振、企业效益下滑等种种压力客观存在,“转型焦虑”包含着一定合理因素。本文深知转型升级是需要企业融合战略管理、商业模式创新、运营与供应链管理、财务管理、市场策划、品牌、销售等知识,根据内外环境、资源、人力等诸多因素倾力而为的。所以,谨借助身处楼宇经济大潮中的倍受城市政府和学术界高度重视的被誉为“垂直印钞机”、“掘金地”、“增长极”、“新引擎”和“强力磁场”的以开发、运营为代表的写字楼企业,时值当下,在极高可复制性、产品同质化日趋严重,各种楼宇暴增带来的不可避免的白热化同业竞争的情形下,如何窠臼中超脱,竞争中胜出,实现持续健康稳定发展,长盛不衰哪?本文主要以北京市朝阳区燕莎商圈的BST大厦为研究对象,采用实地调研访谈和调查问卷相结合的方法,通过查阅楼宇经济和中国企业转型升级研究文献资料,运用全球价值链理论、产业集群理论等相关理论,侧重于写字楼企业转型升级方面内容,进行了比较深入的探究。本文首先指出研究背景、意义与研究内容;其次以全球价值链理论和产业集群等理论为基础,综合分析写字楼企业转型升级的动因及影响因素;再三以BST大厦为例,简述经营过程中存在的问题,进而提出适合写字楼企业转型升级的具体路径和实施对策,最后提出本人的结论和展望。 
英文摘要:At present, China's economic development has been into a new normality, with the economic aggregate of 60 trillion RMB, and it has been the worldwide hot topic. To adjust the speed without decreasing the trend, to add the quantity with better quality, to fix the economic social development's main anticipated goal reasonably, to keep the interval control flexibility, to stabilize and improve the macroeconomic policy, to continuously implement the directional control and structural adjustment, etc., all of these are the information that the two sessions expressed on the economic development's overall stabilization and to "reserve energy" for the future sustainable development, to continue to inject confidence factor to the world economy. It should be noted that under the general environment of "three periods overlapped ", i.e. the growth speed shifting period, the structural adjustment labor pains period, the early stimulus digestion period, there are some objective existence of pressures, like slow investment, weak external need, reducing enterprise profit, etc. "Transformation anxiety" contains some reasonable factors. This article is a profound analysis of the enterprise integration demand to upgrade strategic management, business innovation model, operations and supply chain management, financial management, marketing planning, branding, and marketing knowledge. Additionally, it is also a deeply demonstration based on internal and external environment, resources, human resources and other factors analysis. Therefore, this article is concerned on Building economy which is getting constant attention from government and academia. Building economy is praised as "vertical printing press", "nuggets land", "growth pole", "new engine" and "strong magnetic field" by development operations and Building companies representative. Instantly, how to win in the competition in high reproducibility during the high replication and increasingly serious product homogeneity stage? And how to achieve sustained, healthy and stable development of Building enterprise? In this article, the BST Building at Lufthansa Area, Chaoyang District, Beijing is used as the object for the study. In addition, the article contains two kinds of methods which are on-the-spot observing method and questionnaires method to make a more in-depth study of economic transformation and upgrading Buildings. Then the article which is based on theoretical articles related to global value chain theory and industrial cluster theory, it analyzes the building enterprise focus on the upgrading and transformation. Firstly, this article points out the research background, significance and content. Secondly, comprehensive analysis the upgrading and transformation of building enterprise based on on-the-spot observing method and questionnaires method. Thirdly, taking BST Building as an example, the author conducted empirical research on Building developers, corporate Buildings and property management methods. And then, the path and practical solution which are appropriate for Building enterprise management pattern transformation and upgrading is concluded by the author. Finally, the conclusions and outlook will also be seen in the article.
