中文摘要:近年来,随着我国经济的不断发展和产业结构的深入调整,房地产行业与国民经济发展的关系日趋紧密,已成为国民经济的重要支柱产业之一。然而,在国际经济形势风云变幻的背景之下,国内房地产行业的发展也呈现了持续波动的态势。随着国内房地产各项政策的逐步收紧,房地产开发企业急于寻找到一种“可持续经营”的发展模式。我国在城市化经济建设过程中明确提出了“楼宇经济”的概念,即通过房地产项目的不断开发带动其他消费类型行业快速发展,以实现经济结构的转型和提升。在这种新型经济形态的指引下,具有房地产开发和商业经营双重特征的城市综合体项目就成了最佳选择。 房地产行业属于资金密集型行业,有着投资金额大、投资风险高、投资周期长、易受各类环境因素影响等特点,而业态类型多、综合性强的城市综合体项目比一般的房地产开发项目面临更大的财务风险。因此,如何通过研究,系统而有效地规避在城市综合体项目的投资管理过程中可能出现的财务风险,对我国房地产行业的健康稳定发展具有极其重要的意义。 本文系统地阐述了房地产城市综合体这一新兴项目的特点,分析了我国城市综合体发展过程中面临的财务风险特点及其形成的原因,从城市综合体投资开发决策过程中的项目投资策略、融资来源、资金回收等关键环节进行了财务风险的分析与识别,并提出了相应的防范措施。同时,利用天津C房地产项目公司的实例进行研究分析,理论联系实际,提出完善该房地产项目投资决策财务风险防范措施的具体思路和建议,以期为C项目公司管理当局财务风险的防范提供参考同时,能够对我国房地产行业的财务风险防范控制有所帮助。  
英文摘要:In recent years, with the continuous economic development and the intensive adjustment of industrial structure, real estate industry has grown into one of the pillar industries of China’s national economy. However, in the context of an everchanging global economic situation, domestic real estate industry is inevitably subject to economic fluctuations. At the moment, the increasingly tightening domestic real estate policies have forced enterprises in this sector to find a new development pattern with “sustainability”. “Building Economy”, a new conception emerged in the process of China’s urbanization may become a solution. Described as promoting the rapid expansion of the customer sector through continuously growing real estate projects to realize the economic structure transformation and upgrading, this new economic form has given birth to an antidote for real estate enterprises, “urban complex”, a project form inheriting the characteristics of both real estate development and commercial management. Known as a capital intensive industry, real estate requires large investment amount, has high investment risks and a long-term investment cycle and is subject to various environmental factors. Compared with a common real estate project, an urban complex contains more business types and has more comprehensive functions, which means it faces more potential financial risks. Therefore, researches on how to effectively avoid financial risks during the investment management process of urban complex projects has great meaning to the healthy and stable development of the real estate industry. This paper introduced urban complex, an emerging real estate project form, discussed potential financial risks during the progress of urban complexes in China and their causes. From the aspects of investment strategy, financing sources and fund recovery during the investment decision, it analyzed and finally determines potential financial risks and proposed relative precautionary measures. Taking a real case in a real estate company named C in Tianjin as an example, this paper proposed solutions on financial risk prevention for project investment decision-making. It is believed that the findings may not only provide reference to the management level of the C project company, but also be helpful to the financial risk prevention research of China’s real estate industry.
