中文摘要:随着我国改革开放的持续深入,国民经济的健康发展,房地产已经逐渐发展成为了国民经济的重要支柱产业,扮演着拉动经济以及GDP的生力军,并带动上下游相关产业,然而在行业蓬勃发展的同时,管理升级未能及时跟上,理论、方法、应用等方面存在诸多问题,尤其是房地产项目的风险管理方面重视不足,经常是形势大好,高歌猛进,形势不好,烂尾丛生,对于地产项目开发来说,项目的风险管理是一项庞杂的工程,且贯彻于项目开发的始终,但是因为风险出现的偶然性,问题出现的多样性,问题处理的复杂性而让企业伤透了脑筋。 由仁爱房地产开发有限公司主持的云燕岛养老地产项目,其高层民宅销售配合低密度养老社区自持的开发方向,是中国北方地区养老项目的重大尝试,并在项目设计之初就进行了充分的风险管理研究,对于目标客户的把握,产品的推广,投资收益的实现方面取得不俗的成绩,具有较好的代表性,其风险管理的研究颇具价值。 本文尝试从最基本的风险管理理论研究入手,把理论知识和现实实际相结合,研究云燕岛养老地产项目开发的各个阶段和环节,灵活运用相关理论和技术,用科学的方法研究企业所面临的问题,以帮助企业应对可能的风险。按照项目开发的自然周期,从项目风险管理的四个维度,结合企业自身问题,对项目的风险进行识别、评估、应对、管控方面予以研究。 项目风险的管理不是一成不变的工作,如果真的有一套标准体系来应对所有的项目风险,那我们也就没有研究的必要,只是按照标准操作即可,因此,在不同的外部环境和内部条件下,风险管理的工作也各不相同,见仁见智。本文仅是提出作者的观点和理解,如有不足之处,望得到各位老师和同学的指点。 关键词:养老地产项目;风险管理;房地产开发;风险识别与应对  
英文摘要:Along with the continuous deepening of China's reform and opening up, the healthy development of the national economy, the real estate has become an important pillar industry of the national economy, and promote the vigorous development, the upstream and downstream related industries driving GDP, however in the industry progress at the same time, upgrade management fail to keep up with, there are many problems in theory, method, application aspects, especially the risk management of real estate projects pay less attention to, is often the situation is excellent, stride forward singing militant songs, the situation is not good, unfinished tufted, for real estate project development, project risk management is a complicated project, and implement to the project development from beginning to end, but because of accidental risks appear, diversity appear, processing complexity problem let enterprises headache. This thesis attempts to start from the most basic risk management processes, the combination of theoretical knowledge and reality, research in specific project development sectors, risk identification, risk assessment, risk response and risk control of knowledge of how to use flexibly, to help enterprises cope with the possible risk. Project Cloud Yunyan Island hosted by charity endowment real estate real estate development company, as a key project in the year 2014 the company attaches great importance to the leadership of the city of Tianjin, the senior civilian sales with the development direction of low density community endowment self-sustaining is the northern region Chinese endowment item significant attempt, and in the beginning of the project design of the full research, to grasp the target customers, product promotion, achieved good results to realize investment returns, with better image , this thesis attempts from the development of China's property market, and the endowment real estate project development to start, in the framework of the whole cycle of risk management in project development, in accordance with the natural cycle, from the four angles of the project risk management process, the project risk identification, assessment, control, deal with aspects of research. Project risk management is not immutable and frozen work, if there is a set of standard system to deal with all of the project risk, then we will not need to study, only in accordance with the standards of operation can be, therefore, in the different external environment and internal conditions, risk management work also each are not identical, Different people, different views. This paper is only presented the author's point of view and understanding, such as inadequate, hope to be teachers and students advice.
