中文摘要: | 近年来在国家宏观经济政策以及行业调控政策的作用下,房地产的商业项目出现了融资困难的问题。为此,房地产开发商只有通过不断开拓新的融资渠道来减小项目资金的压力,从而为房地产项目顺利开展提供完善的资金支持。资金是影响房地产开发商正常运营的关键因素,要采用多种渠道来解决资金不足的问题。所以,在我国房地产市场发展越来越迅猛的大环境下,探讨房地产项目如何多渠道的融资从而促使其更好更快的发展,不仅仅只局限于理论研究,更是顺应了市场发展的需求。通过探究房地产融资租赁在实践中运用,有利于对房地产的融资模式进行创新、扩宽其融资渠道,使得不同种类的资本投入到房地产市场中来。研究房地产商业项目的融资租赁,其成果能为融资租赁打入其他行业市场提供理论与实践帮助,为融资租赁业的全方位市场发展提供了一定的理论指导。本论文通过对焕荣商业公司的融资租赁项目进行具体的分析,介绍融资租赁的不同形式,对比融资租赁与银行借款两者之间在现金流与收益情况的区别,并研究出了商业地产融资的项目模式。本论文的研究内容不仅参考了国内的研究情况,还借鉴了国外的研究现状,主要以焕荣商业公司和XY银行合作为例来分析其自身的融资租赁项目以及合作的原因,在分析了可行性的条件下,为融资租赁行业的发展提出不同的启示。这些启示主要从行业的发展、房地产企业的探索、投资者识别以及机构监管等不同的角度来进行阐述。 | |
