| 中文摘要： | 我国已全面进入老龄社会。人口老龄化已经成为摆在每个人面前必须面对和解决的课题。截至2013年底，中国65岁及以上人口已达到1.32亿人，占中国总人口的9.7%，且每年以1000万人的速度增加。预计到2053年，老龄人口将达到峰值4.87亿，占总人口35%。 “房产富人，现金穷人”是很多老人当前生活状态的真实写照，老年人拥有住房，却没有固定收入，或收入很低无法满足生活需要。反向抵押贷款的特征是在不出售住房的前提下，就可将房产转换套现成免税的现金流入。对那些拥有高价值的独立产权的房产，但实际收入低下的老年人来说，这是摆脱贫困的简单有效的办法。 对于银行而言，反向抵押贷款与银行传统个贷业务相比，无论是客户主流群体、贷款期限、还款方式、计息方式等方面都存在根本差异。我国商业银行尚未真正开展此项业务。因此，此项业务的推出，不仅将有效改善老人退休后的生活状态，重塑老人颐养理念，对银行来说也是巨大的创新。 | |
| 英文摘要： | China has entered the aging society. Aging of the population has become placed in front of each person must confront and resolve the issue. By the end of 2013, China and the population aged over 65 has reached 132 million, accounting for 9.7 percent of China's total population, and at a rate of 10 million annual increase. Expected in 2053, the aging population will peak 487 million, 35% of the total population.
