| 中文摘要： | 我国的宏观政策自 2010 年以来就开始向两个方向发生转变。第一点就是在我国“十二五”期间多个区域发展规划得以制定，总的来说确定了八大经济圈，并明确了我国经济转型的重点是产业优化升级以及产业结构调整，尤其对于战略性新兴产业在十八大会议上得到了进一步的强调，与此同时特意的提出城镇化、工业化、现代农业化、信息化的协调发展；第二点就是针对商业地产和住宅地产的过热现象，我国政府持续推出调控政策，在房地产生产方式方面需要得到改革，传统的方式势必会受到政策、资本和资源的逐渐制约，这就要求房地产开发者重新定位以适应政策环境的变化需要，进而才能寻求相适应的转型。于是产业地产在此时就得到了各界人士的青睐，它可以实现房地产开发、城市发展和国家产业发展的共赢开发模式，进而获得开发企业长期可持续发展。在本研究中比较清晰的界定了产业地产的概念，详细的概述了产业地产的相关理论，然后对产业地产的概念特性进行了总结、探寻其发展历程、归纳分析其开发模式、发展模式以及目前国内外的发展现状，最后将产业地产未来的发展趋势结合我国近两年的政策环境进行了深入探讨，提出了应该进行怎样充分结合我国产业发展政策，选择合适的战略对策以实现产业地产长期的可持续的发展。未来产业地产的发展趋势将伴随着产业升级与发展，得到的关注和研究仍将继续。 | |
| 英文摘要： | The macro policy of our country since 2010 began to change the direction of two. The first point is in the our country "1025" during a plurality of regional development planning isformulated, in general has identified eight economic circle, and a clear transition of our country economy is the focus of the optimization and upgrading of industry and industrial structure adjustment, especially the strategic emerging industries has been further emphasized in the big eighteen conference, at the same time specially put forward the coordinated development of urbanization, industrialization, modern agriculture, information;the second point is the overheating of commercial real estate and residential real estate, the Chinese government continued to launch control policy, production mode in the real estateneeds reform, the traditional way is bound by the policy, capital and resources gradually restricted, the the requirements for real estate developers to re positioning to meet the needs of policy changes in the environment, and to seek the transformation to adapt to. So theindustrial estate at this time has been favored, it can realize the real estate development, citydevelopment and the national industrial development and win-win development pattern, then obtains the development enterprise long-term sustainable development. In the present study clearly defines the concept of industrial real estate, detailed overview ofrelated theories of industrial estate, then the concept of characteristic of the real estate industry is summarized, explore its development course, then analyze the development mode,development mode and the current development situation, the final will be the future development trend of real estate industry combined with the policy environment in China in recent years has carried on the thorough discussion, put forward how to combine ourcountry's industrial development policy and strategic countermeasures suitable to achievelong-term sustainable real estate industry development.
