中文摘要:中国已经将“文化产业占国民经济比重明显提高,国际竞争力显著增强,适应人们需要的文化产品更加丰富”列入小康社会的奋斗目标,确立了文化产业在国民经济中和社会发展中的地位。文化产业作为具有物质属性和精神属性双重特点的特殊行业,既能为社会的发展带来经济效益,又能满足社会的精神需求,发展文化产业有助于提升国家的文化软实力,因此中国文化产业的发展越来越受到各方的重视。中国的房地产走过近20年,发展迅速,对拉动经济增长发挥了巨大作用。但房地产业在发展过程中,因过度开发造成的房地产泡沫,受到政府调控政策的压制,房地产行业也在探索新的模式,文化产业的推动和发展为地产行业找到了新的契机,文化与地产的结合成为未来行业发展趋势,文化地产项目成为备受关注的特殊产业。文化地产是资本投入较为集中的行业,收益稳定但投资回收期长,目前仍然处于起步阶段,虽然市场需求高,但是融资渠道单一,金融机构现有的融资结构受传统观念束缚,融资难是文化地产面临的一个亟待解决的问题。 本文采用理论与实践相结合的方法,通过对文化地产融资问题的分析,对北京文化硅谷项目的融资方案进行了研究。北京文化硅谷是北京市及房山区重点工程项目,项目分为七个板块。本论文首先介绍了北京文化硅谷概况及融资现状,提出北京文化硅谷项目融资存在的问题,并分析了成因。其次结合相关融资理论设计了融资方案,并以北京文化硅谷项目一期为例,对该融资方案进行应用,列示了融资方案的具体实施及实施中的保障措施。最后总结全文,指出在今后的实践研究中,应结合政府政策、其他资源、自身行业特点不断创新融资方式,完成融资需求,顺利进行项目建设和运营。 
英文摘要:Cultural industries as a special industry with material properties and characteristics of both mental attributes, both bring economic benefits for the development of society, but also to meet the spiritual needs of the community, to enhance the development of cultural industries contribute to the country's cultural soft power. Therefore people will focus on the Chinese culture development. China's Real Estate industry goes through nearly 20 years rapidly, stimulating economic growth played a significant role. However the real estate industry in the development process, due to over-exploitation of the real estate bubble caused by the suppression of government regulatory policies, the real estate industry is also exploring new models, when promoting and developing the cultural industry to find a new opportunity for the real estate industry, culture in conjunction with the future development trend of the real estate industry. Culture and real estate project has become a special concern of the industry. Cultural property is concentrated in capital investment industry, and has stable income but in a long payback period. Despite the high market demand, but a single financing, financial institutions existing financing structure bound by traditional ideas, so financing difficulties is a serious problem. In this paper, the theory and practice of the method of combining, through the cultural analysis of the real estate financing, financing options for Beijing culture of Silicon Valley project were studied. Culture of Silicon Valley and Beijing Fangshan District of Beijing key projects, the project is divided into seven sections. At first this paper provides an overview of the project status, financing problems and the causes. Secondly, combining theoretical design related financing plan, and project a Beijing culture of Silicon Valley, such as the application of the financing scheme, lists the specific implementation of the financing plan and the implementation of safeguards. Finally concluding remarks, pointing out that the practice of research in the future, should be combined with government policies and other resources, the characteristics of their own industry innovation financing to complete the financing needs, smooth project construction and operation.
