中文摘要: | 我国房地产行业真正意义上的起步始于上世纪90年代,随着城市的建设经济的发展,人们对房子的需求日益增长。2003年开始房地产业的高速发展,曾带动了国家的GDP的大幅增加,相关行业也得到了大力的发展。2009年开始,国家为了遏制房地产市场价格的过快增长,打击房地产市场中的投机行为,分别多次出台了宏观调控的政策。对于开发商来说,房地产暴利时代已经过去,如何在新一轮的竞争中,通过科学合理的成本控制降低成本,从而在新的发展中获得优势,实现利润的最大化,是首当其冲的问题。 本文通过房地产企业成本控制的研究,从项目成本管理及项目价值管理理论入手,分析当前房地产市场的发展的情况,以及国内房地产企业在该现状下存在的各种问题,突出了房地产企业做好成本控制的重要性及必要性,并提出具体解决措施。结合成本控制及价值工程理论,本文从项目的变更管理、采购管理方面分析H公司地产项目的控制重点,从地产项目开发建设的不同阶段来分析H公司地产项目的成本控制措施。同时结合地产项目价值提升的方法,分析H公司地产项目价值管理方面的具体措施,通过项目成本与价值的集成管理的方法,实现地产项目效益的最大化。 本文以地产项目多个实际工程为例,结合ABC法分析法,对地产项目不同阶段的成本管理及价值提升方式进行了论证。充分说明了房地产企业只有做好企业长期的成本控制工作,才能在新一轮的市场竞争中获得绝对的优势,真正意义上实现项目效益的提升,企业才能获得更好的发展前景。 | |
英文摘要: | China property sector truly started in the 1990 s, as the developing of the urban economical constructions and the growing demand for homes.Since 2003, the high-speed development of property sector led to the country's GDP increased dramatically, and the related industry also got a great growth. Beginning in 2009, the state decided to reduce constraints on the excessive growth of property sector market price, hit the property sector speculation, the government made relevant policies on the macroeconomic regulation and control. For the developers, property sector profiteering era has in the past, in the new round of competition, through scientific and reasonable cost control to reduce costs, so as to gain advantages in the new development, realizing the maximization of profit, is the first question. This thesis, through the study of the property sector enterprise cost control from the project cost management and the value of project management theory, analyses the current development situation of the property sector market, and domestic property sector enterprises under the present situation of various problems, highlight the importance and necessity of the cost control of property sector enterprises do, and puts forward specific solutions. Studied the cost control and value engineering theory, this thesis analyses the aspects of project change management and purchasing management of the property sector project of Hcompany. as the key problem, from property sector project development at different stages of the construction analyses H company property sector project cost control measures. At the same time, combining with the property sector project value enhancement method, analyses the specific measures of H company property sector project value management, through the integrated management of project cost and value method, realize the maximization benefits of property sector project. Based on the multiple actual projects of property sector project as the examples, combining with the analysis method of ABC method, demonstrates different stages of property sector project cost management, and the value enhancement methods. Fully illustrates the property sector enterprise only do a good job on the enterprise long-term cost control in the absolute advantage in the new round of market competition, making a significant project benefit improving, enterprise can get better developing prospects. | |
