中文摘要：	房地产业务是西南交通建设集团四大业务板块之一，2013年为西南交通建设集团贡献收入比率较大，成为西南交通建设集团新的利润增长点。鉴于房地产业务对西南交通建设集团总体发展战略的重要影响，本文针对西南交通建设集团的房地产业务发展战略进行了研究。 首先，在业务发展战略研究的基础上，对我国房地产发展现状和趋势进行分析，并对西南交通建设集团房地产业务发展历程和发展现状进行分析。目前，西南交通建设集团仅有房地产开发项目三个，房建项目一个，投资规模较小。其主因为房地产公司开发项目为自主投资，资金压力较大，周转困难，多个项目难以同时开展。接着，又对影响西南交通建设集团房地产业务发展的外部、内部环境进行全面剖析，采用SWOT分析法对西南交通建设集团房地产优、劣态势、潜在机会及所面临的威胁进行了深入分析。通过分析发现，总体环境对于西南交通建设集团房地产业务发展是极其有利的。在仔细分析、调查研究基础上，本文制定了西南交通建设集团房地产业务的发展战略，明确以房地产开发和建筑工程两项为主要经营业务；辅以综合功能区、普通商品房、棚户区改造三项经营产品。根据掌握的市场经济特性、地域特点及自身产品特性，有选择的确定业务区域。最后，本文还从核心能力建设、投融资、人力资源建设、品牌塑造及管理、土地资源获取、降耗增效、风险控制等七个方面提出措施，保障战略顺利实施。
英文摘要：	Real estate business is one of the four major business sectors in southwest transportation construction group. In 2013, the real estate business for the group had greater revenue ratio contribution, and became a new profit growth point. View to the importance of the real estate business in the overall development strategy of southwest transportation construction group, this dissertation makes a study of real estate business in southwest transportation construction group: Firstly, on the basis of business development strategy research, analyze the domestic real estate’s present situation and trend. Then, the development of the real estate business and situation are analyzed. Found group only has three real estate development project, a housing project, investment on a smaller scale. Because projects in real-estate company are all independent investment, has pressure on capital turnover, and difficult to carry out multiple projects at the same time. Followed, analyze the external environment and internal environment which affect the group's real estate business development, and use the method of SWOT to analyze the advantage, disadvantage, potential opportunities and threats of the group. From the analysis of the results, we find in the overall environment is good for development of the real estate business. On the basis of careful analysis and research, this paper formulated the southwest traffic construction group real estate business development strategy. To determine the real estate development and building two main business; Accompany comprehensive functional areas, ordinary commercial housing areas, Shantytowns Transformation, three management products. According to the characteristics of market economy, regional characteristics and features of their products, selectively identify business area. Finally, from the core ability construction, the construction of investment and financing, human resources, brand building and management, land resource acquisition, efficiency improvement, risk control and so on seven aspects put forward the measures to ensure the smooth implementation of strategy.
