| 中文摘要: | 现如今,企业经营与管理都处于复杂且动态变化的环境中,面临着不可预知的未来,这种截然不同于传统竞争的新态势,使得企业战略转型成为现今全球企业所面对的越来越重要、越来越现实的问题。那么,怎样依据外部和内部环境变化,及时并主动地调整企业战略使命、战略愿景和战略目标,使其能够尽快地适应新环境并且有效地把握新环境给予的新机遇,进行企业战略转型,从而确保企业竞争优势,是目前企业面临本质问题。作为一家以租赁、运营管理商场物业为主要业务的管理公司,昆都商城有限公司发展道路也并非一帆风顺,在内外部环境发生剧烈变动的大环境下,公司发展战略迎来了战略调整新机遇。 文章选取昆都商城有限公司为研究对象,以企业战略管理和战略转型的相关理论知识为研究基础,以PEST分析、五力分析、SWOT分析等模型为研究工具,采用文献综述、实证分析、比较分析等研究方法。以昆都商城有限公司战略转型所处环境、动因和对战略转型条件分析、方案及保障措施的研究形成了文章主体,本研究旨在为昆都商城有限公司的企业战略转型决定提供建议,以及为我国相关企业战略转型提供参考。研究结果表明昆都商城有限公司面临良好的转型环境,最大的威胁来自于竞争者,需要依托企业的优势和机遇去应对挑战,提升企业经营管理水平。最后,提出了昆都商城有限公司战略转型的总体目标是促进企业的全面提升,维持云南省内物业租赁管理企业的龙头地位;转型的路径包括“由物业服务向资产运营与物业管理服务集成转变”的延伸转型,“由单一业态、单一资源向业态耦合、资源配置转变”的多元转型,“由粗放式经营管理向规范化、标准化管理转变”的聚焦转型,“由传统物业管理企业向创新型、信息化企业转变”的升级转型四种模式;转型的具体策略包括公司的商业模式调整、商业街区的业态创新、品牌与核心竞争力培育、标准化管理与个性化服务等,最后提出实施的建议及保障措施。 | |
| 英文摘要: | Nowadays, the management of the enterprise are facing a complex and dynamic changes of the environment, when faces an uncertain future the condition of the new situation of competition is very different from traditional. So the enterprise strategic transformation is more and more important, realistic.How to change the whole enterprise strategic, mission Strategic vision and strategic objectives according to the external and internal environment changes, to be able to adapt to the new environment as soon as possible, to grasp the new opportunities from the new environment effectively, to ensure the enterprise's competitive advantage, is an essence of the problems which the enterprise facing. As a company which operation and rentin property was its main business, the path of development of Kundu was not be smooth, the inner and outer environment of the enterprise changes dramatically, so the development strategy of the company ushered in a new opportunity. The article selected Kundu as the research object, with strategic management and the related theoretical knowledge as the research foundation of strategic transformation, such as PEST analysis, SWOT analysis, five analysis model as a research tool, by means of literature review, empirical analysis, comparative analysis and other research methods. In Kundu enterprise strategic transformation environment, motivation and analyzing the conditions of strategic transformation, solutions and guarantee measures of research to form the body, this study aims to enterprise strategic transformation for Kundu company decided to provide advices, and provide references for relevant enterprises strategic transformation in our country. Research results show that the transformation of the environment, are facing the biggest threat to the competitors, need to rely on the advantage of the enterprise and the opportunities to cope with the challenge, improve enterprise management level. Finally, put forward the strategic transformation of Kundu's overall goal is to promote the enterprises to promote the comprehensive, maintain a rental management enterprises in Yunnan province as a leading role; Transformation paths included "by the realty service to assets operation and property management service integration", an extension of transition "from single forms, a single resource to the coupling of the formats and the allocation of resources" multiple transformation, "the transformation from extensive management to the standardization, the standardized management" of the focus transition, "from the traditional property management enterprises to innovative, information transformation" transform and upgrade the four patterns; Transformation of the specific strategies include the company's business adjustment, the formats of the commercial block innovation, brand and core competence, standardized management and personalized service, etc., finally put forward suggestions for the implementation and safeguard measures. | |
