| 中文摘要: | 房地产业作为国民经济的支柱型产业,其对资金的需求是巨大的。房地产行业的持续发展离不开资金的供给,房地产行业的发展阶段资金来源主要依靠银行信贷资金的支持,随着房地产市场的高速发展,通过银行融资这种单一渠道筹集资金的方式,已经不能满足地产行业快速发展,所带来的资金需求。文章在回顾和列举房地产融资相关理论的基础上,从房地产行业特点、需求、供应等方面说明了国内房地产业的发展状况,解析了我国房地产行业融资的现况,阐述了房地产行业融资的主要特点和主要融资途径,并提出了我国目前地产业融资存在的问题,诸如创新意识弱、企业实力不强、外部环境差等因素,是当前制约房地产企业发展重要原因。并从企业的资金市场、融资框架、市场环境等方面深入分析了我国房地产企业融资问题产生的深层次原因。 通过X房地产集团融资模式案例分析,指出X集团在发展阶段是以银行融资为主,其他形式为补充的融资模式, “稳健、低成本”融资战略,为公司的发展提供了资金支持,经受住了房产市场危机的多次考验。同时指出了X房地产集团现在融资模式存在不足之处, 不能适应市场的快速发展,在此基础上提出融资模式多元化的理念,分析了如何改进X集团现有融资模式,建立“自有资金+信托”等混合模式的多元化的融资,并提出了多元化融资保障措施。 文章立足于当下房地产企业融资渠道单一的现实情况,通过理论与案例相结合的演绎方法,提出了只有通过地产业融资模式多元化,才能推进房地产行业平稳健康发展的观点。 | |
| 英文摘要: | Real Estate has been the main driving force of sustained economic development in recent years, which accounted for a large proportion in the economy of China. Apparently, Real Estate needs a large amount of funds. Capital is the life of the real estate industry and Housing Industry can not develop without fund. If we can provide funding for the Housing Industry, it can guarantee better development of the Real Estate industry. In the past, banks provide credit funds for Real Estate which is the main source of funding and they can raise the necessary funds through bank financing. However, gradually the only financing channels have been revealed deficiencies. Therefore effective solutions for the financing problems of the industry can promote healthy development of the industry. The writer illustrates the domestic real estate development from the characteristics, demand and supply of real estate by reviewing and citing related theories on real estate financing. It also analyzes the financing of Real Estate, explains the main features and approaches of Real Estate financing and puts forward China's current problems of Financing. Weak sense of innovation, not strong enterprise strength and not objective environmental factors are important constraints of the real estate development business. In addition, the writer makes an in-depth analysis of the deep-seated causes of China's real estate financing from the aspect of corporate capital markets, financing framework and the market environment. Through the X property group financing model case analysis, this paper point out that in the stage of development the X group is mainly and priory based on both own funds and bank financing, supplement with other forms of financing, which also can treat as "steady, low-cost" financing strategy, provides financial support for the development of the company, to withstand the test many times in the housing market crisis. At the same time, this paper point out the X property group financing model now exist deficiencies, and it cannot adapt to the rapid development of the market. On the basis of it, this paper put forward the concept of diversified financing model, analyzes how to improve the existing financing model, build " own money and trust" mixed mode of diversified financing, and at last put forward diversified financing guarantee measures. Based on the current realities of single financing method in the Real Estate and using deductive method of combining theory and case, the paper raises point of view that only by diversified financing can guarantee stable and healthy development of the Real Estate business. | |
