中文摘要:自从我国开始住房市场化改革以来,国内房地产行业经历了十多年的黄金发展历程。其中,商业银行在供需两端对房地产开发企业和个人购房者提供的信贷支持则是房地产行业持续快速发展的重要保障。在新一届政府上台后,房地产行业的调控政策出现明显变化,房地产行业持续增长的不确定性正不断增加。本文以我国商业银行房地产信贷业务风险管理状况为研究切入点,结合房地产信贷风险管理有关理论,在分析我国房地产信贷发展现状以及主要风险表现的基础上,深入剖析我国商业银行房地产信贷风险产生的主要原因。研究发现,在宏观层面的经济运行态势、货币政策、监管环境不一致;中观层面的房地产信贷资产配置状况、信息不对称、风险管理体系;微观层面的房地产企业经营能力和个人支付能力不匹配等均是导致房地产信贷风险产生的主要原因。随后,本文以X 银行Y 分行为样本,具体分析该分行房地产信贷业务发展状况、存在问题等,并提出针对性解决建议,以提高Y 分行的房地产信贷风险管理能力。最后,本文针对上述具体原因,分别从宏观、中观和微观层面提出进一步加强我国商业银行房地产信贷风险管理的有关对策,以有效防范国内商业银行的房地产信贷风险。本文研究对国内商业银行提高房地产信贷风险管理能力具有一定的参考和借鉴意义。 
英文摘要:Since China’s launching of market-oriented housing reform, the domestic real estate industry has undergone more than a decade of golden development journey. In the process, as an important guarantee for the sustainable and rapid development of the real estate industry, commercial banks provide the credit aid for both the supply and demand, namely real estate developers and individual property purchasers. However, after the new administration came into power, the regulation and control policies of the real estate industry have been significantly changed. With the continuous growth of the real estate industry, the uncertainty of real estate industry has also been increased. Proceeding from the risk management of Chinese commercial banks’ real estate credit service, and according to relevant theories of real estate credit risk management,this paper conducts an in-depth exposition of the major causes giving rise to the risks of Chinese commercial banks’ real estate credit service based on the analysis of the development status quo and major risks of Chinese real estate credit service. This research finds out that economic operation situation, currency policies, monetary policies and monitoring environment in the macro perspective, real estate credit assets allocation situation, information asymmetry and risk management system in the medium perspective, real estate business operation ability and individual payment ability in the micro level are the major causes of the real estate credit service risks. Following that, this paper adopts Bank X Branch Y as the samples and analyzes the development status and existing problems of the Branch Y’s real estate credit service. Based on that, suggestions targeted at the existing problems have been put forward to improve the management ability of Branch Y’s real estate credit service risks. Finally, this paper puts forward countermeasures to enhance the management of China’s commercial banks’ real estate credit risks in the macro, medium and micro perspective respectively, and to effectively prevent the real estate credit risks of the domestic commercial banks. This research can provide some references for the improvement of the commercial banks’ management ability of real estate credit service risks.
