中文摘要:摘 要 房地产行业作为我国的一项支柱型产业,其发展是否健康直接牵动着国民经济的命脉。通常情况下,房地产项目开发周期长,投资风险大,且项目区位、环境等条件具有一定的差异性,从而影响项目的投资水平及投资效益。因此,为了保证项目的顺利实施和预期效益,需要在项目建设前对其进行可行性研究。 首先,房地产项目的可行性研究是一个相当复杂的评估系统,本文顺应房地产项目可行性研究的需要,着力于完善项目可行性研究体系,在阅读大量的国内外文献的基础上,基于可持续发展理论,对可行性研究的范围进行了界定,并在明晰房地产项目的基础上,论述了房地产项目可行性研究的内容和一般程序。 然后,在可持续发展理论的视角下,分析了房地产项目可行性研究中的三个关键问题,确定了项目市场定位的标准;建立了财务评价指标体系,包括静态评价指标和动态评价指标;深入介绍了项目风险分析的内容,剖析了房地产项目可能存在的风险因素种类。 最后,结合天津市BH房地产项目这一具体案例,从理论和实践相结合的角度对其可行性研究进行了剖析,通过对项目的市场定位、财务评价和风险分析,来论证该项目的可行性。同时,期望通过该项目的实践检验为后续研究提供一定的理论支持和实践经验。 本文的研究价值及创新点为引入可持续发展理论来指导房地产建设项目的可行性研究,强调项目的社会环境效益,将项目建设与企业发展战略和环境因素相联系,对房地产项目可行性研究中的关键问题进行分析,具有很强的实践意义。另外,在对房地产项目进行财务评价时,采取多种方法相结合的方式,取长补短,使得分析更加全面。通过上述理论和实践研究,本文从可持续发展理论的视角完善了房地产项目的可行性研究,为项目决策的科学性和合理性提供理论支持。 
英文摘要:Abstract As a pillar industry of China, real estate industry’s healthy lifeline directly affects the development of the national economy. Typically, real estate project development has a long cycle and high investment risk. Besides the project location and environmental conditions have some differences which affect the level of investment and the investment returns of the project. Therefore, in order to ensure the smooth implementation and the expected benefits of the project, a feasibility study needs to be conducted before the project construction. The feasibility study of real estate project is a complex evaluation system. This paper meets the needs of feasibility studies of real estate projects, focusing on improving the system. It defines the scope of feasibility studies after reading a lot of literature and discusses the contents and general procedures of real estate project feasibility studies based on understanding real estate projects. Then, It analyzes the three key issues of the real estate project feasibility study, identifies the project market positioning standards, establishes a financial evaluation indicator system including static and dynamic evaluation indicators, describes the content of project risk management in depth and analyzes the species of real estate project risk factors. Finally, combining the particular case of Tianjin BH real estate project, this study analyzes the feasibility study of the project from the perspective of the combination of theory and practice and demonstrates the feasibility of the project through the project's market positioning, financial assessment and risk management. Meanwhile, a theoretical support and practical experience is expected to be made for future study by the practice of this project. The research value and innovation of this paper is that introducing the sustainable development to guide the real estate construction project feasibility study, emphasizing the social environmental benefits, linking the project construction to enterprise development strategies and environmental factors, analyzing the key issues of real estate project feasibility study, it can be seen that this paper has a strong practical significance. In addition, it takes a combination of several methods to do the real estate project financial evaluation, in order to learn from each other and make the analysis more comprehensive. Through the theory and practice study above, this paper improves the real estate project feasibility study from the perspective of sustainable development theory, and provides theoretical support for the science and rationality of project decisions.
