| 中文摘要: | 银行是经营风险的企业,风险管理是银行业务发展中的重要环节,体现了银行平衡风险和收益的水平。随着世界一体化、金融国际化的不断推进,金融领域尤其是银行竞争不断加剧。外部经济环境日益复杂多变,银行经营条件发生巨大变化,尽管近年来银行风险管理水平不断提升,但在宏观经济发展速度放缓,由投资拉动的经济发展模式已逐渐走到尽头的背景下,房地产市场趋势发生逆转,不断暴露的房地产市场风险对房地产开发贷款项目的风险管理做出了更高要求。外资银行作为商业银行风险管理的先行者,对房地产开发贷款项目的风险管理研究起步早且成效显著,目前无论是评估方法还是应用范围均较国内商业银行有一定优势,但由于当前形势下房地产市场风险管理环境复杂多变、风险管理流程缺乏标准化作业、外资银行在风险管理的基础信息方面存在先天不足以及在中小房地产开发贷款项目评估领域存在部分研究空白等原因,风险管理的科学评估、标准作业仍有提升空间,优化的风险管控手段也并未完全执行。本文通过对某外资银行天津分行房地产开发贷款项目实例着手,通过分析其主要的风险管控缺口,对房地产开发贷款项目评估的风险管理内容进行全流程梳理,并提出解决问题的思路,针对可能存在的风险管控缺失,逐一探索优化风险管理的措施和手段,提高风险管理效率,力图为商业银行风险管理提供些有价值的参考和帮助,并推进风险评估工作进一步向前发展。 | |
| 英文摘要: | The bank is the enterprise which focuses on business risk, while risk management is an important part of the development of the banking, reflecting level of balance of risks and benefits, through analytical skills and risk factor analysis. With the integration of the world, international financial integration of the continuous progress of the financial sector, especially banking competition intensifies, the external economic environment is increasingly complex and banks operating conditions is changing dramatically. In recent years the level of risk management is rising, while GDP is decreasing, risk exposure of real estate market is expanding as well, which push commercial banks to meet higher requirement of risk evaluation and management for real estate project. Foreign Banks, as the forerunners of the real estate project assessment, achieved remarkable results at an early stage, from current assessment method to application range, especially compared with other domestic commercial banks. But current credit environment is complicated, execution performance is still lack of standardization, poor technical conditions and inadequate information disclosure as well, which means risk management is still under development. In this article, we identified part of assessment problems and proposed some solutions through analysis on concrete example of real estate project in some certain foreign bank Tianjin Branch.
