| 中文摘要: | 如今,我国市场经济体制进入了转轨阶段,市场环境都会发生一定的变化,我国的商业地产也概莫能外,需进行不断的转型和升级。当前我国的商业地产处于产权销售的初级阶段,而房地产开发的母体,也就是土地是一种不可再生资源,特别是在城市商业核心土地资源日益缺乏的形势下,房地产公司要想持续、稳定的发展,不能继续依靠销售商业地产的产权获利。目前,为了促进持有型物业公司的整体升值,我国多数房地产公司通过进行持有型物业的经营来调整公司的整体运营模式。 华润持有型物业公司是承接同一集团地产公司开发项目,本应该便于管理,但在实际运行过程中却困难重重,一方面是由于物业公司自身的管理存在问题,另一方面是由于传统持有型物业服务已经不再适应市场需求,亟需转型。持有型物业公司作为地产公司的附属公司,要利用集团统一管理优势,抛开传统各自为政局面,将物业管理全程融入到房地产的开发、运营过程中去。“服务转型”是持有型物业公司面临的新挑战,这不仅关系到物业公司与地产公司的融合与衔接,也决定了物业公司的生存和发展,以及房地产从开发至后期物业服务的良性循环所带来的品牌效益。本文从华润持有型物业公司面临的困境为切入点,提出物业服务转型的必要性,并结合典型案例阐明持有型物业公司要通过做好地产公司的参谋与帮手介入房地产开发过程,通过改变运营策略的转型方式来提高物业服务品质,提出在服务转型过程中面临的问题及解决办法,表明服务转型能够使持有型物业公司获得的发展优势,满足地产公司及市场发展的需求。 | |
