| 中文摘要： | 渤海天易公司作为国资委和国有大型发地产集团合作的重要平台，同时肩负着经济责任和社会责任。在目前，养老问题对我国的社会和经济的影响越来越突出。而渤海天易公司也在目前的房地产发展形势下面临重要的转折点。 养老，作为社会的重大问题，关系到社会的公平与稳定。我国近年来老龄化人口规模快速加大。解决老年人的养老问题已经成为全社会最为紧要的问题之一。该问题涉及社会优质劳动力的资源分配，也直接对我国国民经济的可持续发展产生直接影响，更严重的甚至关乎到我国社会的发展与进步。 养老产业作为利国利民的新型产业，是目前严格调控房地产行业的形势下，房地产行业转型发展的方向，渤海天易公司在细致调研后，决定紧抓海南发展国际旅游岛新一次投资热潮的重要契机，进军海南，发展养老产业，并决定以商业项目为着眼点，用商业项目开发获取利润，平衡养老产业的全部投资，以促进养老产业自身的良性发展。通过这种方法，解决从事养老产业的企业从经济上面里的短期内持续投入无法获得回报的尴尬。在推动养老产业的发展层面上探索新的路径和模式。 本文通过天易公司前期调研采集数据，结合相关的政策背景资料，市场情况资料，综合运用战略分析及营销分析资料，从项目的背景，战略目标，运作模式和方法，风险控制等方面加以研究佐证。最终得出海南养老产业的具体可行性和操作方案，着重研究渤海天易公司，在海南投资发展养老产业的运营模式和发展前景。 | |
| 英文摘要： | BoHai Tianyi Company as the important cooperation platform of SASAC and large state-owned real estate, meanwhile it takes the responsibility of economic and social. At present, the endowment problem’s effect has been more and more highlight to our country’s social and economic. Under the real estate development, Bohai Tianyi Company also faces the important turning point now. The endowment is the important problem of social and relates the social fair and stable. Recently, our country’s aging population increasing fast. Here is one important problem of the whole social is that solve the aging problem. This problem refer the distribution of the high-quality labor force, also effect directly to our country’s national economy sustainable development, even more effect the development and progress of our social. Endowment industrial as a new type industrial is useful to our country and people, which is the developing direction of transformation of real estate industry according the present strict control for real estate industry. After careful research, Bohai Tianyi Company decide catch an important opportunity of the hot investment for the developing international island from Hainan, enter to Hainan and develop endowment industrial, they also decide use the commercial project as the key point, take the benefit from commercial project development, balance all investment of the endowment industrial then improve the endowment industrial’s positive development. Through this method, they can solve the problem of those doing endowment industrial companies can’t get the return in a short time. Find a new way and a new pattern to improve the endowment industrial development. In this article, through Bohai Tianyi company prophase research and collect the data, combine the related policy background documents, the market status documents, use the strategy and marketing analysis the above documents, research evidence basis on project background, strategy purpose, running pattern and method, risk control and so on. At least, here got the clear feasibility and operation scheme of Hainan endowment industrial, focus on Bohai Tianyi Company’s running pattern and development prospect during the investment for Hainan endowment industrial. | |
