| 中文摘要: | 房地产行业是国民经济的基础性产业和支柱性产业,不单单是社会经济活动最基本的物质前提,更是城市之中经济发展的重要基础,能够带动其上下游数十个相关产业,因此,对地区的经济结构调整发挥着先导和推动的作用。在房地产项目管理中,不同的企业在不同的项目中,会遇到千差万别的风险因素,同时伴随着内外部环境的不断变化。 本文首先对当下社会中现有的产业做了总的评述,描述了目前社会经济形势、市场竞争的机制下,项目开发建设中的一些问题,根据这些问题出现的规律和现象,进行了较为详细的分析和阐述,继而提出了对房地产开发建设项目风险管理的重要性,将论文的研究意义、总体思路和内容做了较为全面的概述。 然后本文将运用到的项目风险管理理论知识做了概况总结,为区分房地产开发项目与其他工程项目的不同,着重把项目开发建设过程的主要事项做出了较为细致的罗列和阐述,其中的关键节点以流程图的形式做出了比较直观和易于理解的描绘,并将房地产项目的整个项目生命周期划分为五个阶段,即房地产开发的投资决策阶段、前期准备阶段、建设维护阶段、销售盈利阶段及交付入伙阶段,逐一根据各阶段的特点分析研究,同时使用一系列逻辑及数学等算法对大量的基础数据进行汇总、分析、处理,基于一般常见的开发项目风险管理理论的叙述,结合BN项目从房地产开发商的视角延伸,把BN并针对房地产开发行业中的投资渠道、融资成本控制、收益最大化、过程管理等多方面进行了全方位的分析。及以项目风险管理相关理论知识和技术方法为基础,充分注重理论在实践中的应用,紧密结合定性与定量分析,动态静态分析并用,将BN房地产项目分为投资决策阶段、前期准备阶段、建设维护阶段以及销售盈利阶段,对过程中可能遇到的风险进行识别、评估、应对、监控。较为透彻的分析了BN房地产项目的基本概况,运用风险管理及项目管理知识对本项目可能存在的风险进行识别并汇总,对BN房地产项目风险进行评估,并在此基础上制定了合理的风险应对策略。收集和检索了大量相关知识文献和手稿等,在对该公司BN房地产项目的风险管理分析的同时,对项目风险管理理论的早期发展史及现代理论发展的情况校对,为本文分析风险和监控整个体系提供了有力的理论依据。 针对BN房地产项目管理中可能会出现的和预期潜在的问题,借助项目的风险管理和数据分析作为支撑,将内在、外在的因果关系和系统结构详细分析和归纳总结,以达到系统理论分析和相互对比分析多方面结合的效果。最后将本文的创新与不足进行梳理,介绍后续的研究展望。 | |
| 英文摘要: | Real estate industry is the basic industry of the national economy and pillar industries, not just social and economic activities provided basic material, it is an important foundation among urban economic development, can bring dozens of its upstream and downstream related industries, therefore, on the region's economic restructuring plays the role of leading and promoting. In the real estate project management, different companies in different projects, experience vastly different risk factors, accompanied by a changing internal and external environment. At the first,this article contemporary society in the existing industrial general comments made, describes the current social economic situation, market competition mechanism, project development and construction of some of the problems, according to the laws of these problems and phenomena, for a more detailed analysis and elaboration, and then put forward the importance of risk management, real estate development and construction projects, and the paper's significance, the general idea and content to do a more comprehensive overview. Then this article will use the project risk management theory knowledge made a general summary, to distinguish between real estate development project and other projects, focusing on the project development and construction process of the main items, made a more detailed list and expounds the key nodes in the form of a flowchart has made a more intuitive and easy to understand, and real estate projects throughout the project life cycle is divided into five stages, namely the development of real estate investment decision-making stage, preparation stage, construction stage of maintenance, sales and delivery to the partnership, one by one, according to the characteristics of each stage of analysis and research, at the same time using a series of logical and mathematical algorithm on the basis of a large number of data aggregation, analysis, processing, based on the general common development project risk management theory, combined with BN project from the Angle of real estate developers, the BN in real estate development industry and investment channels, financing cost control, profit maximization, process management and other aspects has carried on the comprehensive analysis. And relevant theoretical knowledge and technical methods in project risk management as the foundation, fully pays attention to the application of the theory in practice, combining qualitative and quantitative analysis, static analysis and dynamic, BN real estate projects can be divided into investment decision stage, preparation stage, construction stage of maintenance, and sales profit stage, for that may encounter in the process of risk identification, assessment, response, monitoring. More thorough analysis of the basic situation of the BN real estate project, risk management and project management knowledge to this project risk identification and summary, the BN real estate project risk evaluation, and on the basis of formulating the reasonable risk coping strategies. Collect and retrieve a large number of related knowledge documents and manuscripts, in the company of BN real estate project risk management analysis at the same time, the early history of project risk management theory and the development of the modern theory of proofreading, for analyzing the risk and monitor the whole system provides a strong theoretical basis. Based on the real estate project management of BN company may appear and potential expected problems,with risk management and data analysis as a support project, will internal and external causality and system architecture and detailed analysis are summarized in order to achieve the system theoretical analysis and comparative analysis of various aspects of mutual binding effect.
